AN ORDINANCE PROVIDING FOR AMENDMENTS TO THE
SUBDIVISION AND ZONING REGULATIONS TO PROVIDE FOR
SMALLER LOT SIZES.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
I.
That Chapter 8, Section 6.E.(1), Code of Ordinances,
City of Round Rock, Texas, is hereby amended to read as
follows:
(1) Lot Size
(a) Area
The area of all lots platted within the City
shall conform with Chapter 11 hereof, (the Zoning
Ordinance) on the basis of the district in which
such lots lie and the use to which they are to be
put and they shall conform to the regulations of
said Chapter 11, including any minimum area,
width, and depth requirements. Unless approved by
the Development Review Board, all lots platted in
subdivisions located outside the city's limits,
but within the city's extraterritorial juris-
diction shall have a minimum of five thousand
(5,000) square feet, and shall otherwise conform
to the requirements of District R -1, contained in
Chapter 11; if approval by the Development Review
Board is sought the development density shall be
limited to the lesser of eight (8) dwelling units
per acre or twice the density, expressed in
dwelling units per acre, of any recorded resi-
dential subdivision lying within two hundred feet
(200') of the proposed development. n-e+-a ,Q

(b) Width
The minimum width of a lot at the front building
line of all lots platted within the City shall
conform with Chapter 11 hereof, on the basis of
the zoning district in which they lie. All lots
platted in subdivisions located outside the
city's limits, but within the city's extraterri-
torial jurisdiction shall conform to the
requirements of District R -1, contained in
Chapter 11.
II.
That Chapter 8, Section 6.G., Code of Ordinances, City
of Round Rock, Texas, shall be amended to read as follows:
G. BUILDING LINES
The building lines of all lots platted within the
city shall conform with the setback requirements of
Chapter 11 hereof, on the basis of the zoning
district in which such lots lie. All lots platted in
subdivisions located outside the city's limits, but
within the city's extraterritorial jurisdiction shall
conform to the requirements of District R -1,
contained in Chapter 11.
III.
That Chapter 11, Section 3.C.(12), Code of Ordinances,
City of Round Rock, Texas is hereby amended to read as
follows:
(12) Cluster Housing: Any dwelling units arranged
according to an approved site plan in a configur-
ation which may depart from the conventional zoning
district lot or yard requirements.
IV.
That Chapter 11, Section 3.G.(3), Code of Ordinances,
City of Round Rock, Texas is hereby amended to read as
follows:
(3) Conditional Uses
The following uses are permitted subject to a site
plan approved by the Development Review Board:
places of worship, schools, private recreational
amenities, and cluster housing provided that (a) the
proposed cluster housing development tract shall
contain a lot or lots aggregating at least Hwo(2.)
acres, and (b) the development density shall not
exceed the lesser of eight (8) dwelling units per
acre or twice the density, expressed in dwelling
units per acre, of any recorded residential
subdivision lying within two hundred feet (200') of

V.
That Chapter 11, Section 3.K., Code of Ordinances, City
of Round Rock, Texas is hereby amended to read as follows:
E. HEIGHT AND PLACEMENT REQUIREMENTS
Except as otherwise specifically provided in this
chapter, no building shall be erected or maintained
within the required setbacks listed below, and no
building shall be erected or maintained which exceeds
the height limit specified below. A special front
setback shall be provided for dwelling units having a
front loading garage. A special side setback shall be
provided on the side of a building lot adjoining a
side street or, for Districts C -1 and C -2, on the
side of a building lot adjoining either District R -1
or R -2. A special rear yard shall be provided in
Districts C -1 and C -2 for building lots which abut

either District R -1 or R -2 to the rear. In District
C -2 except as otherwise provided herein, no structure
shall exceed in height the width of the street on
which it faces plus the depth of the front setback
provided. All dimensions listed below are in feet.
For all lots platted prior to FebruaryJ41,1913 , D.(
and D.(9) above shall govern yard and setback require-
ments.
VI.
That Chapter 11, Section 3.M., Code of Ordinances, City
of Round Rock, Texas, is hereby amended to read as follows:
M. LAND DENSITY AND INTENSITY REQUIREMENTS
Except as otherwise specifically provided in this
chapter, no development, use, or structure shall
exceed the density and intensity limits listed below:
VI.
That Chapter 11, Section 3.N.(4), Code of Ordinances,
City of Round Rock, Texas, is hereby amended by adding
subparagraph (j), which subparagraph shall read as follows:
(j) Appropriate subdivision or deed restrictions rela-
tive to the use of the property.

VII.
That Chapter 11, Section 3.0.(1)(a), Code of Ordinances,
City of Round Rock, Texas is hereby amended so that the
paragraph regulating "Dwellings" shall read as follows:
Dwellings: A minimum of two parking spaces per dwelling
unit plus one additional parking space per room,
excluding the kitchen, one living room, one dining room,
two bedrooms, and all bathrooms. Provided however, the
minimum requirement shall not exceed four parking spaces
per dwelling unit.
VIII.
A. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions
thereof.
B. All ordinances, parts of ordinances, or resolutions
in conflict herewith are expressly repealed.
