AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 3.5
ACRES, MORE OR LESS, OUT OF THE P.A. HOLDER
DESCRIBED BELOW FROME DISTRICT R - 1 TEXAS, AS
RESIDENTIAL) TO DISTRICT C -1
(COMMERCIAL)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R - (Low Density
Residential)
to District C -1 (Commercial)
WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 17th
day of February , 19 83 , following lawful
publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -1 (Low Density Residential)
to District C -1 ( Commercial)
, and
WHEREAS, on the 24th day of February 1983
after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a - V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R - (Low
Density Residential) and shall be, and hereafter
designated as District C -1 (Commercial).
(Mark through the following alternative that is not appli-
cable)
Alternative 1.
By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed
with.

EXHIBIT "A"
Description: 3.5 acres out of the P.A. Holder Survey Abst. # 297 in William-
son County, Texas, part of a tract called 5.453 acres, more or less, described
in a deed from Kelly Edgar McAdams, et. ux. to M. Wayne Bell and Billy Joe
Colwell, dated February 3, 1966 of record in Vol. 484, p. 667, Deed Records
of Williamson Co. Tex described as follows:
Beginning at an iron pin found at the S E corner of the 5.453 acres.
Thence S 69 48' W, with the curved North R 0 W line of State Highway #79 60 feet
from the center, which is on a 2 degree curve, a chord distance of 152.4 feet to a R 0 W
monument at the end of the curve.
Thence 5 72° 10' W 162.6 feet with the R 0 W line, to set an iron pin.
Thence N 27° 15' W 506.95 feet to a point on the West line of the 5.453 acres.
Thence in an easterly direction for a distance of 315 feet a line parallel to the
north line of U.S. Highway #79 to a point on the East line of the 5.453 acres.
Thence South 27E 506.95 feet to the POINT OF BEGINNING.
