AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 7th
day of July , 19 83, held a.public hearing to consider the
designation of permanent zoning for the above- described property, and
has approved and recommended to the City Council on the 7th day of
July , 19 84 that the Official Zoning Map be amended so that
the above- described property be given a permanent zoning designation of
District R -1 (Low Density Residential) ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
hereto and made a part hereof, shall be and the same is permanently zoned
District R - 1 (J owity Residential)
(Mark through the following alternative that is not applicable.)
Alternative 1.
By motion duly made, seconded, and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

EXHIBIT "A"
TRACT 1
FIELD NOTES describing a 68.485 acre tract or parcel of land out of the J. M.
Harrell Survey, Abstract No. 284, situated in Williamson County, Texas, being a
portion of that certain 132.808 acres conveyed to P.M.H. Joint Venture by deed
recorded in Volume 923, Page 559, of the Deed Records of said County, and a por-
tion of the.remainder of that certain 47.83 acre "FIRST TRACT ", conveyed to Aus-
tin White Lime Company by deed recorded in Volume 717, Page 403 of said Deed
Records, said 68.485 acres being more particularly described by metes and bounds
as follows:
BEGINNING FOR REFERENCE at the Northwest corner of said J. M. Harrell Survey;
thence along the North line of said Harrell Survey, N70 ° 11'E, 6076 feet to an
iron pin found, being the Northeast corner of a 14.00 acre "FOURTH TRACT" con-
veyed to Wade E. Sauls, Jr., by deed recorded in Volume 380, Page 568 of said
Deed Records and the Southwest corner of a 34.0 acre tract, a portion of said
Wade Sauls' land as described in said Volume 380, Page 568 of said Deed Records,
being the Northwest corner and POINT OF BEGINNING of the hereinafter described
68.485 acres;
THENCE along the fenced South line of said 34.0 acres, being a North line of
said 132.808 acres, being a North line hereof, the following three (3) courses:
1) N69 ° 58'25 "E, 337.48 feet to an iron pin found, being an angle point hereof;
2) N69 °51'45 "E, 349.91 feet to an iron pin found, being an angle point hereof;
3) N71 ° 27'E, 692.52 feet to an iron pin found at the East limit of said fence
and the West bank of Brushy Creek, and continue a distance of 80.22 feet, in all
being a total distance of 772.74 feet to a point in the centerline of said
Brushy Creek, being the Northeast corner of said 132.808 acres, being the North-
east corner hereof;
THENCE along the centerline of said Brushy Creek, being the East line of said
132.808 acres, being the East line hereof, the following seven (7) courses:
1) S34 ° 17'E, 277.28 feet to a point, being an angle point hereof;
2) S15 ° 38'E, 102.45 feet to a point, being an angle point hereof;
3) S02 ° 11'E, 216.26 feet to an "X" mark found chiseled in a rock, being an

THENCE departing said creek centerline, in a Southwesterly direction, the fol-

being an angle point hereof;
THENCE along an East line hereof, the following two (2) courses:
1) S21 ° 32'E, 202.32 feet to an iron pin set, being a Point of Curvature here-

hereof;
5) N19 ° 50 1 E, 258.66 feet to an iron pin set, being a Point of Curvature here-
of;
6) along the arc of a curve to the left having elements of delta = 39 ° 37',
radius = 1093.35 feet, arc = 755.99 feet, tangent = 393.81 feet, chord bearing
and chord = N00 ° 01 1 30 "E, 741.02 feet to an iron pin set, being a Point of Tan-
gency hereof;
7) N19 ° 47 1 W, 110.92 feet pass an iron rod found by a fence corner post, being
the Southeast corner of said "FOURTH TRACT" and an ell corner of said 132.808
acres, and continue a distance of 294.08 feet, in all being a total distance of
405.00 feet to the POINT OF BEGINNING of the herein described tract of land con-
taining 68.485 acres of land more or less.
I, Steven D. Kallman, a REGISTERED PUBLIC SURVEYOR, do hereby certify that these
field notes accurately represent the results of an on- the - ground survey made
under my direction and supervision on the 29th day of June, 1983. All corners
located are as shown. There are no encroachments, conflicts or protrusions
apparent on the ground except as shown.
