AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 9.97
ACRES, MORE OR LESS, OUT OF THE JACOB M. HARRELL
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM DISTRICT R -1 (LOW DENSITY RESIDENTIAL)
TO DISTRICT R -2 (MODERATE DENSITY

WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend( the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R -1 (Low Density
Residential)
day of October
to District R -2 (Moderate Density
to District R -2 (Moderate Density Residential) , and
Residential). •
WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 20th
, 19 83 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testiimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -1 (Low Density Residential)
WHEREAS, on the 27th day of October , 1983 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set 3,:orth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, (Code of Ordi-
nances, City of Round Rock, Texas concerning puublic notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK•,
TEXAS
I.
That the Official Zoning Map adopted in. Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R - (Low
Density Residential) and shall be, and hereafter
designated as
(Mark through the following alternative that is not appli-
cable) -
Alternative 1.
By motion duly made, seconded and passed wrath an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days; was dispensed
with.

Field notes fora tract of 9.97 acres of land out of the J. M. Harrell Survey,
Abstract No. 284, in Williamson County, Texas; being out of and a part of that 10
acre tract described in a deed front Edith H. Walsh to Edward 3. Walsh III and
Christopher L. Walsh. dated October 30, 1975, and recorded in Volume 621, Page
736 of the }Deed Records of Williarrsson County, Texas,
Beginning at a fence corner post set in concrete, beside which is found an iron
stake, at the most westerly corner of the above described Walsh 10 acre tract: said
point also being an inside corner of Block G of Round Rock West Subdivision, Section
Two, as recorded in Cabinet B, Slide 356 -360 of the Plat Records, and marking the
most southerly corner of Lot 13, the most easterly corner of Lot 14, and the most
northerly corner of Lot 15 of said Block G — said subdivision being out of and a part
of that 258. 18 acre tract described in a deed from E. J. Walsh, Jr.. et al, to M.
Glenn Neans, Tr., dated July 19, 1972, and recorded in Volume 552, Page 569 of the
Deed Records; for the POINT OF BEGINNING and Most Westerly corner hereof.
Thence proceeding along the northwest line of said Walsh 10 acre tract and the upper
southeast line of said Block G, along or near which rune a wire fence line, N 39 E
901.03 ft. to a fence corner post set in concrete, beside which is found an iron stake,
at the most northerly corner of said Walsh tract and the southeast corner of Lot 5 of
said Block G; said point also being in the west fence line of Lot 5 of the Saint Williams
Church Subdivision, which is recorded in Cabinet A, Slide 154 of the Plat Records;
for the Most Northerly corner hereof.
Thence proceeding along the east fence line of said Walsh 10 acre tract and the west
fence line of said Saint Williams Church Subdivision, S 19 ° 08' E 329. 98 ft., a post,
and S 19 ° 45' E, at about 399.9 ft. pass a cedar post at the end of said fence, in all
401. 12 ft. to a point in a rock column at or near the most easterly corner or. said Walsh
tract and the southwest corner of Lot 10 of said Saint Williams Church Subdivision, said
point beingiin the north margin bf McNeil Road and being a perpindicular distance of
93. 89 ft. northwesterly of the center of the tracks of the I & G N Railroad; for the
Most Easterly corner hereof.
Thence proceeding along a chain link fence running along or near the southeast line
of said Walsh 10 acre tract and the northwest margin of said road, S 43 ° 39'30" W, at
about 0.7 ft. pass a steel chain line fence post at the beginning of said fence, at about
529.6 ft. pass another steel post at the end of said fence in all 532.40 ft. to an
iron stake setat or near the most southerly corner of said Walsh tract and the most
easterly corner of Lot 20 of Block G of the aforementioned Round Rock West Subdivision,
said point being a perpindicular distance of 95. 37 ft. northwesterly of the center of the
tracks of said I & G N Railroad; for the Most Southerly corner hereof.
Thence leaving said McNeil Road, and proceeding along the southwest line of said
Walsh tract and the lower northeasterly line of said Block G, as follows: N 49 ,
at about 107. 3 ft. pass a cedar post and join a wire fence line. in all 302. 56 ft., an iron
stake found in the northeast line of Lot 17 of Block G; N 49 ° 58' W 66.61 ft. , an iron
stake found in said Lot 17 northeast line; and N 49 ° 54' W 211. 85 ft. to the POINT OF
BEGINNING, containing 9. 97 acres of land.
