AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 0.353
ACRES, MORE OR LESS, OUT OF THE DAVID CURRY
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM DISTRICT R -1 (LOW DENSITY RESIDENTIAL)
TO DISTRICT C -1 (COMMERCIAL)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R - (Low Density
Residential) to District C - 1 (Commercial)
WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 20th
day of __ October , 19 83 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -1 (Low Density Residential)
to District C - 1 (Commercial) and
WHEREAS, on the 27th day of October , 1983 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3,_ Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK.,
TEXAS
2.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R -1 (Low
Density Residential)
designated as District C -1 (Commercial)
(Mark through the following alternative that is not appli-
cable)
Alternative 1.
By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed
with.

FIELD NOTES describing a 0.353 acre tract or parcel of land, out of
the David Curry Survey, Abstract No. 130, situated in the City of
Round Rock, Williamson County, Texas, being a portion of the remain-
der of those certain lands conveyed to NPC Realty Co. by deed record-
ed in Volume 664, Page 755 and Volume 679, Page 324 of the Deed Rec-
ords of Williamson County, Texas, and being more particularly des-
cribed by metes and bounds as follows:
BEGINNING at an iron pin found in the West right -of -way line of Bow-
man Road for the Southeast corner and POINT OF BEGINNING of the here-
inafter described 0.353 acre tract;
THENCE along the South line hereof, the following two (2) courses:
1.) S69 39'W, 26.66 feet to an iron pin found for an angle point
hereof;
2.) S69 21'W, 168.59 feet to an iron pin found at the Northwest cor-
ner of that certain tract conveyed to J. C. Payne by deed recorded in
Volume 522, Page 30 of said Deed Records, for the Southwest corner
hereof;
THENCE along the West line hereof, N16 41'40 "W, 109.70 feet to an
iron pin set in the South right -of -way line of Bowman Drive for the
Northwest corner hereof;
THENCE along said South right -of -way line, for the North line hereof,
the following three (3) courses:
1.) along the arc of a curve to the right having elements of delta=
5 23'55 ", radius= 1200 feet, arc= 113.07 feet, tangent= 56.58 feet,
chord and chord bearing= 113.03 feet, N87 18'E to an iron pin found
for a Point of Tangency hereof;
2.) EAST, 76.37 feet to an iron pin found for a Point of Curvature -
hereof;
3.) along the arc of a curve to the right having elements of delta=
90 00', radius= 25.00 feet, arc= 39.27 feet, tangent= 25.00 feet,
chord and chord bearing. 35.36 feet, S45 0Q'E to an iron pin set in
said West right -of -way line of Bowman Road for a Point of Taangency
hereof;
THENCE along said West right -of -way line for an East line hereof,
SOUTH, 16.68 feet to the POINT OF BEGINNING of the herein described
tract of land containing 0.353 acres of land more or less.
