O-84-1062 - 1/26/1984WHEREAS, an application has been made to the City Coun- cil of the City of Round Rock, Texas to amend the Official Zoning Map to change the zoning classification of the proper- ty described in Exhibit "A" from District R -1 (Low Density at AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11, SECTION 3.E.(2), CODE OF ORDINANCES,' CITY OF ROUND ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 4.412 ACRES, MORE OR LESS, OUT OF THE WILEY HARRIS SURVEY, WILLIAMSON COUNTY, TEXAS, AS DESCRIBED BELOW FROM DISTRICT R -1 (LOW DENSITY RESIDENTIAL) TO DISTRICT C -1 (COMMERCIAL) Residential WHEREAS, the City Council has submitted the requested change in the Official Zoning Map to the Planning and Zoning Commission for its recommendation and report, and WHEREAS, the Planning and Zoning Commission held a public hearing concerning the requested change on the 19th day of January , 19 84 , following lawful publication of the notice of said public hearing, and WHEREAS, after considering the public testimony received such hearing, the Planning and Zoning Commission has recommended that the Official Zoning Map be amended so that the zoning classification of the above described property be changed from District R -1 (Low Density Residential) to District C -1 (Commercial) , and WHEREAS, on the ORDINANCE NO. /04,62j to District C -1 (Commercial) 26th day of January , 1984 , after proper notification, the City Council held a public hearing on the requested change, and WHEREAS, the City Council has determined that sub- stantial changes in conditions have occurred which justify the zoning classification change provided for herein, and WHEREAS, the City Council determines that the zoning classification change provided for herein promotes the idliebtA /0.Z , 601044Aui- .4/466efy C-I health, safety, morals and protects and preserves the general welfare of the community, and WHEREAS, each and every requirement set forth in Art. 1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi- nances, City of Round Rock, Texas concerning public notices, hearings, and other procedural matters has been fully complied with, NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK., TEXAS That the Official Zoning Map adopted in Chapter 11, Section 3.E.(2), Code of Ordinances, City of Round Rock, Texas is hereby amended so that the zoning classification of the property described in Exhibit "A" attached hereto and incorporated herein is hereby changed from District R -1 (low Density Residential) and shall be, and hereafter designated as (Mark through the following alternative that is not appli- cable) -- Alternative 1. Said land being all of the Parkway Terrace Addition to Round Rock, Texas, an addition of record in Volume 2, Page 132 (now being filed in Cabinet A, Slide 286) of the Plat Records of Williamson County, Texas. Surveyed on the ground in the month of November, 1983, under the supervision of R. T. Magness, Jr., Registered Public Surveyor, and being more particularly described as follows; FIELD NOTES FOR BILL ALBEE: BEGINNING at a concrete monument found on the N.W. line of United States Highway No. 81, marking the most easterly corner of the above- referenced Parkway Terrace Addition, for the most easterly corner hereof; THENCE, along the said N.W. line of U. S. Highway No. 81 as follows; N 17 15' W, 250.80 feet to an iron pin set; and N 21 50' W, 217.70 feet to an iron pin set at the intersection of the said N.W. line of U. S. Highway No. 81 and the S.E. line of a road, for the most northerly corner of the said Parkway Terrace Addition, for the most northerly corner hereof; THENCE, S 43 18' W, 659.00 feet, along the said road, to an iron pin set for the most westerly corner of the said Parkway Terrace Addition for the most westerly corner hereof; THENCE, along the S.W. line of the said Parkway Terrace Addition, as follows; S 70 27' E. 371.50 feet to an iron pin set; and S 88° 54' 30" E, 102.52 feet to a nail found marking the most southerly corner of the said Parkway Terrace Addition for the most southerly corner hereof; THENCE, N 43 17' E, 225.66 feet to the Place of BEGINNING and containing 4.412 acres (192,193 Square Feet) of land.
