AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT• 4.700 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
21st day of June , 198 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 16th day of August 19 84
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District C -1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District C -1 (Commercial)
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

EXHIBIT "A"
BEING 4.700 acres of land out of the P.A. Holder Survey, A -297, in
Williamson County, Texas, and being a portion of that tract of land
conveyed to South Creek Joint Venture by deed recorded in Volume 781,
Page 5, Williamson County Deed Records, said 4.700 acres of land being
more particularly described as follows to wit:
BEGINNING at an iron rod found near a fence corner post on the North
right -of -way line of Gattis School Road at the Southwest corner of the
said South Creek tract, for the southwest corner hereof;
THENCE with the west line of the said South Creek tract, N12 °15'55 "E,
330.72 feet to an iron rod set;
THENCE over and across the said South Creek tract, N89 °29'16 "E, 613.74
feet to an iron rod set;
THENCE with the east line of the said South Creek tract, the following
five (5) courses:
1) 127.38 feet along the arc of a curve to the left, having a radius
of 761.35 feet and a chord which bears S05 °18'19 "W, 127.23 feet, to
an iron rod set;
2) S09 °00'00 "W, 67.74 feet to an iron rod set;
3) S00 °30'44 "W, 100.00 feet to an iron rod set;
4) 31.42 feet along the arc of a curve to the right having a radius of
20.00 feet and a chord which bears S45 °30'44 "W, 28.28 feet, to an
iron rod set;
5) S00 °30'44 "W, 10.00 feet to an iron rod set on the North
right -of -way line of Gattis School Road;
THENCE with the said North line of Gattis School Road, and the South
line of the said South Creek tract, N89 °29'16 "W, 640.52 feet, to the
PLACE OF BEGINNING, containing 4.700 acres (204727 square feet) of land
more or less.
