AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 8.178
ACRES, MORE OR LESS, OUT OF THE WILEY HARRIS
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM DISTRICT R -6 (LOW DENSITY
RESIDENTIAL) TO DISTRICT R -20 (HIGH DENSITY
RESIDENTIAL)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R - (Low Density
Residential) to District R -20 (High Density
Residential) .
WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 16th
day of August , 19 84 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -6 (Low Density Residential)
to District R -20 (High Density Residential) , and
WHEREAS, on the 23rd day of August , 1984 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R -6 (Low
Density Residential) and shall be, and hereafter
designated as District R -20 (High Density Residential)
(Mark through the following alternative that is not appli-
cable)
Alternative 1.
By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed
with.

BEING A 8.178 ACRE TRACT OR PARCEL OF LAND LYING AND BEING
SITUATED IN THE WILEY HARRIS 1/3 LEAGUE OF WILLIAMSON COUNTY,
TEXAS, AND BEING OUT OF THAT CERTAIN CALLED 48.75 ACRE TRACT
DEVISED TO HARRIET IRVIN RUTLAND BY PROBATE COURT IN BOOK 110,
PAGE 72 OF THE PROBATE RECORDS OF WILLIAMSON COUNTY, TEXAS, AND
BEING THAT SAME 48.75 ACRE TRACT CONVEYED TO W.R. IRVIN BY DEED
RECORDED IN VOLUME 359, PAGE 565 OF THE WILLIAMSON COUNTY DEED
RECORDS, SAID 8.178 ACRE TRACT BEING DESCRIBED MORE PARTICULARLY

BEGINNING at a 1/2" iron rod found on the southern right —of —way
(120') line of U.S. Highway 79 for the northeast corner of said
tract being described and being the northwest corner of a 4.00
acre tract conveyed to the Protestant Episcopal Church Council of
the Diocese of Texas by deed recorded in Volume 674, Page 230 of
the Williamson County Deed Records;
THENCE S 9° 30' 15" E, 690.72 feet along the common line of said
4.00 acre tract and said 48.75 acre tract to a 1/2" iron rod set
for corner;
THENCE 5 44° 12' 31" W, 95.46 feet along the common line of said
48.75 acre tract and a 0.03 acre tract conveyed to said
Protestant Episcopal Church as recorded by deed in Volume 965,
Page 646 of the Williamson County Deed Records to a 1/2" iron rod
set;
THENCE S 64° 36' 37" w, 276.10 feet along the common line of
said 48.75 acre tract and a 1.75 acre tract conveyed to said
Protestant Episcopal Church as recorded by deed in Volume 674,
Page 227 of the Williamson County Deed Records to a 1/2" iron rod
found for corner;
THENCE S 9° 34' 51" E, 155.09 feet continuing along said common
line to a point in the centerline of Brushy Creek;
THENCE along the centerline of Brushy Creek the following two(2)
calls:
1. 8 86' 53' SO" W, 15.96 feet to a point for corner,
2. S 56° 10' 50" W, 39.91 feet to a paint for corner;
THENCE N 12° 45' 00" W, 1048.28 feet for the west line hereof
crossing said 48.75 acre tract to a paint on the southern
right —of —way (120') line of U.S. Highway No.79 for the northwest
corner hereof;
THENCE along said right —of —way line the following three(3) calls:
