AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 1.13
ACRES, MORE OR LESS, OUT OF THE JACOB M. HARRELL
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM DISTRICT R -6 (L0W DENSITY RESIDENTIAL)
TO DISTRICT C -1 (COMMERCIAL)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R -6 (Low Density
Residential) to District I -1 (Industrial)
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 15th
day of November , 1984 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -6 (Low Density Residential)
and
WHEREAS, on the 20th day of November , 1984 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the _property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R -6 (Low
Density Residential) and shall be, and hereafter
designated as District C -1 (Commercial )
(Mark through the following alternative that is not appli-
cable)
Alternative 1.
By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed
with.

EXHIBIT "A"
BEING a tract of 1.13 acres situated upon the J. M. Harrell Survey,
Abst. No. 284 in Williamson County, Texas; being a metes end bounds
description, as same is fenced and used upon the ground, of the trac
that was conveyed by Mattie and Cump Freeman to Szm Wheeler, dated
:`ay 4, 1940, recorded in volume 302, page 582, deed records of
Wi; iamson County, Texas.
Bii at a steel stake placed beside a fence corner post in the
wr::t right of way line of the Old Round Rock- Liberty Hill Road (Des-
ignated County Road No. 175), which point is the S. E. corner of a
tract conveyed by George Evans to Manuel Perez by deed dated'
November 12, 1945, recorded in volume 334, page 289, deed records
of Williamson County, Texas; and it is the N. E. corner hereof.
THENCE along said west right of way line of County Road 175, S. 43
deg. 22' E. 31.1 feet to a steel stake beside another fence corner
post; the upper S. E. corner hereof.
THENCE with a wire fence, S. 69 deg. 19' W. 303.2 feet, a steel,
stake placed beside an inside fence corner post; and S. 17 deg.
46' E. 141.03 feet to a steel stake found lying upon the ground
beside a fence corner post in the north line of a 5 acre tract
conveyed by Joseph T. Mangionne to Rodney A. Hohertz by deed
recorded in volume 611, page 754, deed records of Williamson County,
Texas; the lower S. E. corner hereof.
THENCE along Hohertz' north line, as fenced, S. 71 deg. W. 212.49
feet to a steel stake found at the base of his N. W. fence corner
post, and the S. W. corner hereof.
THENCE along another wire fence, N. 28 deg. 42' W. 135.47 feet to
another stake beside the N. W. fence corner post hereof.
THENCE along the north fence, hereof, as follows: N. 55 deg. 03'
E. 297.94 feet, a steel stake found; S. 44 deg. 04' E., 46.51 feet,
a stake; and N. 69 deg. 43' E. 222.46 feet to the PLACE OF BEGINNING
containing 1.13 acres.
