AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 87.22 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and

WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
6th day 'of December , 19 84 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 6th day of December , 1g 84 ,
that the Official Zoning Map be amended so that the
above- described property be given a permanent zoning designation,
of District R -6 (Low Density Residential)
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District R -6 (Low Density Residential)
(mark through the following alternative that is not applicable)
Alternative_1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing an 87.22 acre tract or parcel of land out of the
P.A. Holder Survey, Abstract No. 297, situated in the City of Round Rock,
Williamson County, Texas, being a portion of the remainder of that certain
87.56 acres conveyed to M.D.E. Purchasing Co. by deed recorded in Volume
576, Page 555 of the Deed Records of said County and all of the remainder
of that certain 118.00 acres conveyed to Luther E. Smith by Warranty Deed
recorded in Volume 540, Page 524 of said Deed Records, being more
particularly described by metes and bounds as follows:
BEGINNING at an iron pin found in the fenced north right -of -way line of
Gattis School Road, being the southeast corner of that certain tract of
land conveyed to Russell Kinningham by deed recorded in Volume 643, Page
333 of said Deed Records, being the southwest corner of said 118.00 acres,
being the southwest corner hereof;
THENCE along the fenced division line between said Kinningham tract and
said 118 acres, being a west line hereof, the following four (4) courses:
1) N00 °12'32 "W, 1185.70 feet to an iron pin found, being an angle point
hereof;
2) N82 °47'28 "E, 677.66 feet to an iron pin found, being an angle point
hereof;
3) N89 °37'58 "E, 315.52 feet to an iron pin found, being an angle point
hereof;
4) N08 °02'50 "E, 1696.26 feet to a point in the south line of a 207.211
acre (Parcel A) conveyed to Dyer Creek Development by deed recorded in
Volume 955, Page 547 of said Deed Records and the northwest corner of
said 118.00 acres, also being the northwest corner of said 87.56
acres, being the northwest corner hereof;
THENCE along the division line between said (Parcel A) and said 87.56
acres, being the north line hereof, the following three (3) courses:
1) S89 °49'40 "E, 263.79 feet to an angle point hereof;
2) N89 °34'E, 249.00 feet to an angle point hereof;
3) N89 °47'E, 31.17 feet to the northeast corner hereof;
THENCE along an east line hereof, the following gi () courses:
1) S06 °34'W, 335.06 feet pass the northwest corner of that certain 10.00
acres conveyed to Carter Lester by deed recorded in Volume 535, Page
264 of said Deed Records and continue a distance of 664.73 feet, in
all being a total distance of 999.79 feet to an angle point hereof;
2) S20 °41'E, 361.80 feet to an angle point hereof;
3) S30 °02'E, 258.30 feet to an angle point hereof;

following two (2) courses:
1) S00 °16'W, 280.96 feet to an angle point hereof;
2) S00 °09'E, 638.11 feet to a point in the south margin of Ray Berglund
Bulivard, being the northeast corner of that certain 0.50 acre
conveyed to Raymond G. Rhoden by deed recorded in Volume 673, Page 170
of said Deed Records, being an ell corner hereof;
THENCE along said south margin, S89 ° 51'W, 316.10 feet to the northwest
corner of that certain 0.50 acre conveyed to said Raymond G. Rhoden by
deed recorded in Volume 690, Page 927 of said Deed Records, being an ell
corner hereof;
THENCE departing said south margin, in a southerly direction, being an
east line hereof, S00 °33'W, 396.45 feet to the northeast corner of that
certain 2.98 acres conveyed to Sebastian Zamarripa, Jr., by deed recorded
in Volume 934, Page 360 of said Deed Records, being an ell corner hereof;
THENCE along the north line of said 2.98 acres, N89 °30'W, 326.46 feet to
the northwest corner of said 2.98 acres, being an ell corner hereof;
THENCE along the west line of said 2.98 acres, S00 °33'W, 396.45 feet to a
point in said north right -of -way line, being the southwest corner of said
2.98 acres, being the most southerly southeast corner hereof;
THENCE along said north right -of -way line, being the south line hereof,
N89 °30'W, 1705.86 feet to the POINT OF BEGINNING of the herein described
tract of land containing 87.22 acres of land.
