AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 25.54 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
6th day of December , 19 84 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 6th day of December , lg 84 .,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District R -12 (Moderate Density Residential)
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

BEING 25.54 ACRES OF LAND OUT OF THE P. A. HOLDER SURVEY, ABSTRACT NO. 297 IN
WILLIAMSON COUNTY, TEXAS; AND BEING HEREIN DESCRIBED AS TRACT 1 AND TRACT 2; AND
BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
TRACT 1: •
FIELD NOTES describing a • 22.63 acre tract or parcel of land out of the
P.A. Holder Survey, Abstract No. 297, situated in the City of Round Rock,
Williamson County, Texas, being a portion of that certain 207.211 acre
(Parcel A) conveyed to Dyer Creek Development by deed recorded in Volume
955, Page 547 of the Deed Records of said County and all of that certain
1.00 acre conveyed to Claude Bell Springer, et ux, by deed recorded in
Volume 709, Page 676 of said Deed Records, being more particularly
described by metes and bounds as follows:
BEGINNING at a point in the west right -of -way line of Double Creek Road
(County Rd. No. 168), being the northeast corner of the remainder of that
certain 87.56 acres conveyed to N.D.E. Purchasing Co. by deed recorded in
Volume 576, page 555 of said Deed Records and the most southerly southeast
corner of said (Parcel A), being the most southerly southeast corner and
POINT OF BEGINNING of the hereinafter described 22.63 acres;
THENCE along the division line between said 87.56 acres and said (Parcel
A), being the south line hereof, the following three (3) courses:
1) S89 °47'W, 617.31 feet to an angle point hereof;
2) S89 °34'W, 249.00 feet to an angle point hereof;

3) N89 °49'40 "W, 263.79 feet to a point, being the northeast corner of
that certain tract conveyed to Russell Kinningham by deed recorded in
Volume 643, Page 333 of said Deed Records, being the southwest corner
hereof;
THENCE departing said division line, in a northerly direction, being the
west line hereof, the following two (2) courses:
1) N08 °02'50 "E, 480.61 feet to an angle point hereof;
2) N34 °54'35 "E, 473.20 feet to the northwest corner hereof;
THENCE along the north line hereof, the following two (2) courses:

2) S00 °14'E, 436.90 feet to an angle point hereof;
3) S00 °22'W, 355.88 feet to the most easterly southeast corner hereof;
THENCE S89 °13'W 35.40 feet to an angle point hereof;

FIELD NOTES describing a 2.91 acre tract or parcel of land out of the P.A.
Holder Survey, Abstract No. 297, situated in the City of Round Rock,
Williamson County, Texas, being all of those certain four (4) tracts
conveyed to Raymond G. Rhoden as follows: 1) 0.50 acres recorded in Volume
744, Page 685, of the Deed Records of said County; 2) 0.50 acres recorded
in Volume 744, Page 689 of said Deed Records; 3) 0.50 acres recorded in
Volume 690, Page 927 of said Deed Records; 4) 0.50 acres recorded in
Volume 673, Page 170 of said Deed Records, also being a portion• of the
remainder of that certain 87.56 acres conveyed to M.D.E. Purchasing Co. by
deed recorded in Volume 576, Page 555 of said Deed Records, being more
particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at a point, being the intersection point of the
north right -of -way line of Gattis School Road and the west right -of -way
line of Double Creek Road (County Rd. No. 168), also being the southeast
corner of said 87.56 acres; thence along said west right -of -way line,
N00 °09'W, 400.03 feet to a point, being the southeast corner and POINT OF
BEGINNING of the hereinafter described 2.91 acres;
THENCE departing said west right -of -way line, in a westerly direction,
being the south line hereof, N89 °30'W, 320.96 feet to the northeast corner
of a 2.98 acre tract conveyed to Sebastian Zamarripa, Jr., by deed
recorded in Volume 934, Page 360 of said Deed Records, being the southwest
