AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER'11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 74.60 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission
, 19 8 4 , held a public
City Council on the 6th day of December
District C -1 (Commercial)
on the
hearing
to consider the designation of permanent zoning for - the
above - described property, and has approved and recommended to the

that the Official Zoning Map be amended so that the
above-described property be given a permanent zoning designation,
of District C -1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned

vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 74.60 acre tract or parcel of land out of the
P.A. Holder Survey, Abstract No. 297, situated in the City of Round Rock,
Williamson County, Texas, being a portion of the remainder of that certain
87.56 acres conveyed to M.D.E. Purchasing Co. by deed recorded in Volume
576, Page 555 of the deed records of said County and all of that certain
2.98 acres conveyed to Sebastian Samarripa, Jr., by deed recorded in
Volume 934, Page 360 of said Deed Records, also being a portion of that
certain 417.60 acres conveyed to M. Glenn Neans by deed recorded in Volume
518, Page 531 of said Deed Records, being more particularly described by
metes and bounds as follows:
BEGINNING FOR REFERENCE at a point, being the intersection of the north
right -of -way line of Gattis School Road and the west right -of -way line of
Double Creek Road (County Road No. 168), also being the southeast corner
of said 87.56 acres; thence along said north right -of -way line, N89 °30'W,
651.96 feet to a point, being the southwest corner of said 2.98 acres,
being the southwest corner and POINT OF BEGINNING of the hereinafter
described 74.60 acres;
THENCE along the west line of said 2.98 acres, N00 °30'E, 400.00 feet to
the northwest corner of said 2.98 acres, being an ell corner hereof;
THENCE along the north line of said 2.98 acres, S89 ° 30'E, 326.46 feet pass
the northeast corner of said 2.98 acres and continue a distance of 320.96
feet, in all being a total distance of 647.42 feet to a point in said west
right -of -way line, being an ell corner hereof;
THENCE along said west right -of -way line, the following two (2) courses:

1) N00 ° 09'W, 1038.18 feet to an angle point hereof;
2) N00 °16'E, 280.96 feet' to a point, being the most easterly southeast
corner of that certain 10.00 acres retained by Carter Lester as

and continue a distance of 335.06 feet, in all being a total distance
of 999.79 feet to a point in the south line of the remainder of that
certain 207.211 acre (Parcel A) conveyed to Dyer Creek Development by
deed recorded in Volume 955, Page 547 of said Deed Records, and the
north line of said 87.56 acres, being an angle point hereof;
THENCE along the division line between said (Parcel A) and said 87.56
acres, being a north line hereof, N89 °47'E, 586.14 feet to a point in said
west right -of -way line, being the most southerly southeast corner of said
(Parcel A) and the northeast corner of said 87.56 acres, being an angle
point hereof;
