AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 5.0 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
6th day of December , 19 84
, held a public hearing
to consider the designation of permanent zoning for the
above- described property, and has approved and recommended to the
City Council on the 6th day of December , 1984 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District R -12 (Moderate Density Residential)
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned 'District R -12 (Moderate Density Residential)
(Mark through the following alternative that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 5.0 acre tract or parcel of land, being 0.263
acre out of the David Curry Survey, Abstract No. 130 and 4.737 acres
out of the George W. Glasscock Survey, Abstract No. 267, situated in
Williamson County, Texas, being all of that certain 0.751 acres
conveyed to William H. Sellstrom and wife Letha J. Sellstrom by deed
recorded in Volume 531, Page 134 of the Deed Records of said County and
all of the remainder of that certain 5.0 acres conveyed to Joe Kramer
and wife Patricia Jewel Kramer by deed recorded in Volume 470, page 404
of said Deed Records, being more particularly described by metes and
bounds as follows:
BEGINNING at an iron pin found in the West right -of -way line of Sunrise
road (County Road No. 115), being a point in the existing Round Rock
city limit line at the Northeast corner of a 4.65 acre .tract retained
by Joe M. Saunders and 011ie Lee Saunders described in a deed recorded
in Volume 909, Page 5 of said Deed Records, being the Northwest corner
and POINT OF BEGINNING of the hereinafter described 5.0 acres;
THENCE along -said West right -of -way line, being the fenced North line
of said 0.751 acre, S89 ° 36'E, 150.00 pass the Northeast corner of said
0.751 acre and continue a distance of 416.00 feet along the fenced
North line of said 5.0 acres, in all being a total distance of 566.00
feet to an angle point in said West right -of -way line, being the
Northeast corner of said 5.0 acres, being the Northeast corner hereof;
THENCE along said West right -of -way line, being the East line of said
5.0 acres, being the East line hereof, S00 33'45 "W, 313.80 feet to a
point in said city limit line, being the Southeast corner of said 5.0
acres, being the Southeast corner hereof;
THENCE along the North line of Sunrise Vista Section One Revised, as
shown on a Plat of Record in Cabinet E, Slide 52 -53, of said Plat
Records, being the South line of said 5.0 acres and said city limit
line, being the South line hereof, S76 ° 36'W, 582.00 feet to an iron pin
found, being an angle point in said city limit line and the Southeast
corner of said 4.65 acres, being the Southwest corner of said 5.0
acres, being the Southwest corner hereof;
THENCE along said city limit line, being the fenced East line of said
4.65 acres and the West line of said 5.0 acres, being the West line
hereof, N00 ° 24'40 "E, 234.63 feet pass the Southwest corner of said
0.751 acre and continue a distance of 218.00 feet, in all being a total
distance of 452.63 feet to the POINT OF BEGINNING of the herein
described tract of land containing 5.0 acres of land.
