AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 12.71 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
6th day of December
o f District R -6 (Low Density Residential)
, 1984 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 6th day of December , 19 84 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District R -6 (Low Density Residential)
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES FOR 12.71 ACRES
FIELD NOTES describing a 12.71 acre tract or parcel of land out of the
P.A. Holder Survey, Abstract No. 297, situated in the City of Round Rock,
Williamson County, Texas, being a portion of that certain 19.117 acres
conveyed to Jack C. Bond by deed recorded in Volume 847, Page 511, of the
Deed Records of said County, being more particularly described by metes
and bounds as follows:
BEGINNING FOR REFERENCE at the intersection point of the east right -of -way
line of F.M. Highway No. 1460 and the south right -of -way line of
Timberline Drive, a fifty (50) foot wide right -of -way as shown on Plat of
Record of Hidden Acres, Unit Two, in Cabinet C, Slide 284, of the Plat
Records of said County, being the northwest corner of said 19.117 acres;
thence along said south right -of -way line, being the north line of said
19.117 acres, S62 °57'50 "E, 249.22 feet to a point, being an angle point in
the division line between said south right -of -way line and said 19.117
acres, being the northwest corner and POINT OF BEGINNING of the
hereinafter described 12.71 acres;
THENCE continue along said division line, being the north line hereof, the
following four (4) courses:
1) S62 °51'40 "E, 137.23 feet to an angle point hereof;
2) S86 °18'E, 217.54 feet to an angle point hereof;
3) S86 °39'20 "E, 180.39 feet to an angle point hereof;
4) S86 °26'30 "E, 300.10 feet pass the southwest corner of a 0.933 acre
tract conveyed to Donald J. Chrudimsky by deed recorded in Volume 910,
Page 87, of said Deed Records, and continue a distance of 92.46 feet,
in all being a total distance of 392.56 feet to a point in the west
line of that certain 95.818 acres conveyed to Nash Phillips /Copus by
deed recorded in Volume 1021, page 174, of said Deed Records, being
the southeast corner of said 0.933 acres, being the northeast corner
hereof;
THENCE along the division line between said 19.117 acres and said 95.818

northeast corner of Lot 5, Hidden Acres, as shown on a Plat of Record in
Cabinet C, Slides 226 -227, of said Plat Records, being the southeast
