SUBJECT: South Creek - Proposed C -1 Zoning for 23.5 Acres
Dear Joe,
Pursuant to our meeting of Friday, May 11, this. letter- is for the
purpose of documenting my comments in our meeting relative to the
improvements needed to Gattis School Road to support our
requested zoning for subject. It is obvious to anyone who drives
Gattis School Road that the road is sorely in need of
improvements to withstand significant amounts of additional
traffic. We have pledged, in an earlier letter to Jack Harzke,
to widen, or lengthen, the culverts under Gattis School Road
between the intersection of Gattis School and Greenlawn Parkway,
the entrance to South Creek. If our application for'C -1 zoning
is approved by Council, we are prepared to make improvements to
Gattis School Road which will safely accommodate the additional
traffic which will utlimately result from this zoning.
The improvements to Gattis School Road will consist of the
excavation required to add an additional five feet of road bed on
each side of the existing road and reshape the drainage ditches.
Crushed limestone base will be installed to a depth of eight
inches by an additional five feet on each side of the road and
the entire road surface paved with a two course "squirt top"
pavement. This will result in increasing the road from the
existing approximate 18 foot width to an approximate 24 feet of
pavement with an additional three feet of shoulder on each side.
As we will be making these improvements at the expense of the
South Creek development, we respectfully request that the City
consider requiring those properties which will benefit from this
road improvement to participate in the cost thereof. I realize
that this may not be possible prior to subdivision development
occurring on those tracts which are not now subdivided. However,

if the participation were to be implemented by the City, refunds
could be made to the South Creek venture at the time those
properties are platted. If there are any additional questions
relative to this proposal, please advise.
