AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 28.128 ACRES AS DESCRIBED IN
EXHIBIT "A ".
City Council on the 6th day of December
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
6th day'of December , 19 84 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the

that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District C -1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District C -1 (Commercial)

Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 28.128 acre tract or parcel of land out of the
David Curry Survey, Abstract No. 130, situated in the City of Round Rock,
Williamson County, Texas, being all of that certain 1.187 acres conveyed
to James H. Mills and wife Lavon H. Mills by deed recorded in Volume 808,
Page 213 of the Deed Records of said County and all of the remainder of
that certain 28.128 acres conveyed to James H. Mills and Robert B. Davis
by Assignment of Contract recorded in Volume 658, Page 113 of said Deed
Records, being more particularly described by metes and bounds as follows:
BEGINNING at a point in the west right -of -way line of Sunrise Road (County
Road No. 115), being the southeast corner of said 1.187 acres and the
southeast corner of said 28.128 acres, being the southeast corner and
POINT OF BEGINNING of the hereinafter described 28.128 acre tract;
THENCE along the north line of that certain 28.538 acres conveyed to Four
S Joint Venture by deed recorded in Volume 1024, Page 358 of said Deed
Records, being the south line of said 28.128 acres, being the south line
hereof, S70 ° 29'30 "W, 257.65 feet pass the southwest corner of said 1.187
acres and continue a distance of 2454.09 feet, in all being a total
distance of 2711.74 feet to the northwest corner of said 28.538 acres,
being the southwest corner of said 28.128 acres, being the southwest
corner hereof;
THENCE along the west line of said 28.128 acres, being the west line
hereof, N19 ° 00'W, 451.90 feet to the northwest corner of said 28.128
acres, being the northwest corner hereof;
THENCE along the north line of said 28.128 acres, being the north line
hereof, N70 °29'30 "E, 2711.08 feet to a point in said west right -of -way
line, being the northeast corner of said 28.128 acres, being the northeast
corner hereof;
THENCE along said west right -of -way line, being the east line hereof,
S19 °05'E, 250.75 feet pass the northeast corner of said 1.187 acres, and
continue a distance of 201.14 feet, in all being a total distance of
451.89 feet to the POINT OF BEGINNING of the herein described tract of
land containing 28.128 acres of land.
