AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 3.600 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
7th day of March
, 19 85 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 7th day of March , 19 85 ,
that the Official Zoning Map be amended so that the
above- described property be given a permanent zoning designation,
of District C -1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District C -1 (Commercial)

FIELD NOTES describing a 3.600 acre tract or parcel of land out of the
George W. Glasscock Survey, Abstract No. 267, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
148.381 acres conveyed to Richard L. Matz, Trustee, by deed recorded in
Volume 1100, Page 609, of the Deed Records of said County, being more
particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found in the fenced east
right -of -way line of Sunrise Road (County Road No. 115), being the most
northerly southwest corner of said 148.381 acres; thence along said east
right -of -way line N19 °20'00 "W, 805.81 feet and departing said east
right -of -way line, in an easterly direction, being the north right -of -way
line of proposed F.M. 3406, a 120.00 feet wide right -of -way, being the arc
of a curve to the left having elements of delta = 12 °17'16 ", radius =
1940.00 feet, arc = 416.06 feet, tangent = 208.83 feet, chord bearing and
chord = N75 °54 °18 "E, 415.26 feet to a point, being the southwest corner
and POINT OF BEGINNING of the hereinafter described 3.600 acre tract;
THENCE along the west line hereof, N19 °30'00 "W, 384.29 feet to the
northwest corner hereof;

ORDINANCE NO. 1157A
AN ORDINANCE AMENDING AND CORRECTING THE PROPERTY
DESCRIPTION ATTACHED TO ORDINANCE NO. 1157 WHICH ADDED NEWLY
ANNEXED PROPERTY TO THE OFFICIAL ZONING MAP.
WHEREAS, the City Council adopted Ordinance No. 1157 on April 25,
1985 designating a permanent zoning classification of District C -1
(Commercial) for a tract of land described therein as having 3.600
acres, and
WHEREAS, subsequent to the adoption of Ordinance No. 1157, a
final plat of the property was filed and approved, and
WHEREAS, in connection with the plat approved, certain minor
modifications and corrections had to be made to the field note
description of the property, and
WHEREAS, the City Council wishes to amend and correct Ordinance
No. 1157 so that the property description will be consistent with the
approved final plat; NOW THEREFORE,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
THAT:
I.
Ordinance No. 1157 is hereby amended and corrected so that the
property description will hereafter read as 3.603 acres as described
in Exhibit "A ", attached hereto and made a part hereof.
Ii.
In all other respects, Ordinance No. 1157 is ratified and
confirmed.
Alternative 1.
By motion duly made, seconded and passed with an affirmative vote
of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

Field notes for a 3.603 acre tract of land in the George W. Glasscock
Survey, Abstract No. 267, in the City of Round Rock, Williamson County,
Texas and being all of Lot 2 in Block A of The Settlement Section Five as
recorded in Cabinet I1, Slides 299 through 303 of the Plat Records of
Williamson County, Texas and being more particularly described by metes
and bounds as follows:
BEGINNING at an iron pin set in the Northwest corner of the said Lot 2 and
the Northeast corner of Lot 3 of the said Block A for the Northwest corner
of this tract.
THENCE N 70 30' 00" E 156.30 feet to an iron pin set in the PC of a
curve to the left said curve having a radius of 430.00 and a central angle
of 24° 20' 43 ".
THENCE with the arc of the said curve 182.71 feet the long chord of which
bears N 58 19' 39" C 181.34 feet to an iron pin set for the PT of the
said curve.
THENCE N 46° 09' 17" 1i 25.21 feet to an iron pin set on the curving West
line of Sunrise Road as set out on the plat of The Settlement Section Two,
recorded in Cabinet G, Slides 106 to 108 of the Plat Records of Williamson
County, for the Northeast corner of the said Lot 2 and the Northeast

THENCE with the arc of the said curving West line 293.34 feet, said curve
having a radius of 560.00 feet, a central angle of 30 00' 47 ", and a
sub -chord which hears S 29 39' 18" E 290.00 feet to an iron pin found
for the PT of the said curve.
THENCE S 08° 56' 16" F 100.50 feet to an iron pin found for an angle
point of this tract.
THENCE S 14° 38' 55" E 31.85 feet to an iron pin found in the PC of a
curve to the right said curve having a radius of 25.00 feet and a central
angle of 88° 50' 34 ".
THENCE with the arc of the said curve 38.76 feet the long chord of which
bears S 29 46' 22" It' 35.00 feet to an iron pin found on the North
right -of -way line of F.N. 1/3406 for the PT of the said curve and the PC of
a curve to the left said curve having a radius of 3688.30 feet and a

curve and the PC of a curve to the right said curve having a radius of
1940.00 feet and a central angle of 00° 45' 43 ".
THENCE with the arc of the said curve 25.80 feet the sub -chord of which
bears S 69 22' 49" 1 25.80 feet to an iron pin set on the North
right -of -way line of F.N. ,13406 for the Southwest corner of the said Lot
2, the Southeast corner of the said Lot 3, and the Southwest corner of
this tract.
