AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 3.917 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
7th day of March , 19 85 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 7th day of March
that the Official Zoning Map be amended so that the
above- described property be given a permanent zoning designation,
of District C -1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of .Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES FOR 3.917 ACRES
(PARCEL C)
FIELD NOTES describing a 3.917 acre tract or parcel of land out of the
George W. Glasscock Survey, Abstract No. 267, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
148.381 acres conveyed to Richard L. Matz, Trustee, by deed recorded in
Volume 1100, Page 609, of the Deed Records of said County, being more
particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found at a fence corner post, being
the northwest corner of an 83.81 acre "First Tract" conveyed to J.B.
Jester by Deed Recorded in Volume 332, Page 439, of said Deed Records and
an ell corner in the south line of said 148.381 acres, also being a point
in the curving east right -of -way line of proposed new Sunrise Road, being
the southwest corner and POINT OF BEGINNING of the hereinafter describe
3.917 acres;
THENCE along said east right -of -way line, being the west line hereof, the
following four (4) courses:
1) along the arc of a curve to the left having elements of delta =
05 °09'21 ", radius = 1040.00 feet, arc = 93.59 feet, tangent = 46.82
feet, chord bearing and chord = N12 °04'14 "W, 94.55 feet to a Point of
Tangency hereof;
2) N08 °56'16 "W, 100.50 feet to an angle point hereof;
3) N14 °38'55 "W, 25.56 feet to a Point of Curvature hereof;
4) along the arc of a curve•to the right having elements of delta =
91 °12'46 ", radius = 25.00 feet, arc = 39.80 feet, tangent = 25.54
feet, chord bearing and chord = N30 °57'29 "E, 35.73 feet to a Point of
Compound Curvature hereof;
THENCE along the curving south right -of -way line of proposed F.M. 3406, a
120.00 foot wide right -of -way, being the north line hereof, the following
two (2) courses:
1) along the arc of a curve to the right having elements of delta =
06 °32'29 ", radius = 3568.30 feet, arc = 407.39 feet, tangent = 203.92
feet, chord bearing and chord = N79 °50'06 "E, 407.17 feet to a Point of
Tangency hereof;
2) N83 °06'21 "E, 858.54 feet to a point in the division line between said
J.B. Jester tract and said 148.381 acres, being the most easterly
corner hereof;
THENCE along said division line, being the south line hereof, S71 °06'00 "W,
