AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT• 99.624 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
7th day of March , 1985 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 7th day of March , 19 85 ,
that the Official Zoning Map be- amended so that the
above- described property be given a permanent zoning designation,
of District R -6 (Low Density Residential) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned
(Mark through the following alternative that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 99.624 acre tract of land out of the George W.
Glasscock Survey, Abstract No. 267, situated in the City of Round Rock,
Williamson County, Texas, being a portion of that certain 148.381 acres
conveyed to Richard L. Matz, Trustee, by deed recorded in Volume 1100,
Page 609, of the Deed Records of said County, being more particularly
described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found in the fenced east
right -of -way line of Sunrise Road, County Road No. 115, being the
southwest corner of a 123.33 acre tract conveyed to O.A. Boydston, et ux,
by deed recorded in Volume 560, Page 514, of said Deed Records and the
northwest corner of said 148,381 acres; thence along the fenced division
line between said 123.33 acres and said 148.381 acres, N70 °37'E, 18.50
feet to a point in the east right -of -way line of proposed new'Sunrise
Road, an eighty (80) foot wide right -of -way, being the northwest corner
and POINT OF BEGINNING of the hereinafter described 99.624 acres;
THENCE along said fenced division line, being the north line hereof, the
following five (5) courses:
1) N70 °37'E, 965.44 feet to an angle point hereof;
2) N70 °41'E, 327.99 feet to an angle point hereof;
3) N70 °39'40 "E, 328.37 feet to an angle point hereof;
4) N70 °41'40 "E, 409.65 feet to an angle point hereof;
5) N71 °02'10 "E, 822.59 feet to the northeast corner of said 148.381
acres, being the northeast corner hereof;
THENCE along the partially fenced east line of said 148.381 acres, being
the east line hereof, the following two (2) courses:
1) S19 °09'50 "E, 1907.46 feet to an angle point hereof;
2) S18 °40'E, 150.60 feet to a point in the north right -of -way line of
proposed F.M. 3406, a one hundred twenty foot (120') wide
right -of -way, being the southeast corner hereof;
THENCE along said north right -of -way line, being the south line hereof,
the following four (4) courses:
1) S71 °06'03 "W, 204.96 feet to a Point of Curvature hereof;
2) along the arc of a curve to the right having elements of delta =
12 °00'18 ", radius = 1940.00 feet, arc = 406.48 feet, tangent = 203.99
feet, chord bearing and chord = S77 °06'12 "W, 405.74 feet to a Point of
Tangency hereof;
3) S83 °06'21 "W, 930.40 feet to a Point of Curvature hereof;
4) along the arc of a curve to the left having elements of delta =
00 °45'04 ", radius = 3688.30 feet, arc = 48.36 feet, tangent = 24.18
feet, chord bearing and chord = S82 °43'49 "W, 48.35 feet to a point,
being the most southerly southwest corner hereof;
THENCE N19 °23'W, 451.14 feet to an angle point hereof;
THENCE S70 °37'W, 417.23 feet to a point in said proposed east right -of -way
line, being the most westerly southwest corner hereof;
