AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT• 10.266 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
7th day of March , 19 85 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 7th day of March , 1985 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District R -20 (High Density Residential) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District R -20 (High Density Residential).

FIELD NOTES FOR 10.266 ACRES

FIELD NOTES describing a 10.266 acre tract or parcel of land out of the
George W. Glasscock Survey, Abstract No. 267, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
148.381 acres conveyed to Richard L. Matz, Trustee, by deed recorded in
Volume 1100, Page 609, of the Deed Records of said County, being more
particularly described by metes and bounds as follows:
BEGINNING at an iron pin found in the fenced east right -of -way line of
Sunrise Road (County Road No. 115), being the most northerly southwest
corner of said 148.381 acres, being the most northerly southwest corner
and POINT OF BEGINNING of the hereinafter described 10.266 acres;
THENCE continue along said fenced east right -of -way line, being a west
line of said 148.381 acres, being the west line hereof, N19 °20'00 "W,
683.55 feet to a point in the south right -of -way of proposed F.M. 3406, a
120.00 foot wide right -of -way, being the northwest corner hereof;
THENCE along said south right -of -way line, being an arc of a curve to the
left having elements of delta = 09 °53'40 ", radius = 2060.00 feet, arc =
355.75 feet, tangent = 178.32 feet, chord bearing and chord = N76 °25'50 "E,
355.30 feet to ell corner hereof;
THENCE departing said south right -of -way line, in a southerly direction,
S18 °31'00 "E, 301.56 feet to an ell corner hereof;
THENCE N71 °29'00 "E, 412.30 feet to a point in the curving west
right -of -way line of proposed new Sunrise Road, being the most easterly
northeast corner hereof;
THENCE along said west right -of -way line, being the east line hereof, the
following two (2) courses:
1) along the arc of a curve to the right having elements of delta =
03 °24'09 ", radius = 960.00 feet, arc = 57.01 feet, tangent = 28.51
feet, chord bearing and chord = S03 °51'49 "E, 57.00 feet to a Point of
Tangency hereof;

existing Sunrise Road, being a south line of said 148.381 acres, being
the southeast corner hereof;
THENCE along said existing northeast right -of -way line, being a south line
of said 148.381 acres, being the south line hereof, the following three

1) N89 °54'10 "W, 583.01 feet to an iron pin found at a fence corner post,
being an angle point hereof;
2) N66 °22'00 "W, 36.39 feet to an iron pin found at a fence post, being an
angle point hereof;
3) N32 °20'00 "W, 26.65 feet to the POINT OF BEGINNING of the herein
described tract of land containing 10.266 acres of land.

METKOPARKE
Parcel E of The Settlement contains 10.266 acres and
is located in the southwest corner of the tract. (Please
refer to attached analysis for details.)
The ordinance was not adopted on second reading last
meeting, May 9th, due to a tie vote. This is an original
zoning being considered for property annexed in December
1984.
The 'owner is requesting R -20. The attached ordinance
provides for R -20 zoning as recommended by the P & Z on
March 7, 1985.
