AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 8.556 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the.
7th day of March , 19 85 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 7th day of March ', 19 85 ,
that the Official Zoning Map be amended so that the
above- described property be given a permanent zoning designation,
of District R -20 (High Density Residential) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District R -20 (High Density Residential)
(Mark through the following alternative that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES FOR 8 556 ACRES

FIELD NOTES describing an 8.556 acre tract or parcel of land out of the
George W. Glasscock Survey, Abstract No. 267, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
148.381 acres conveyed to Richard L. Matz, Trustee, by deed recorded in
Volume 1100, Page 609, of the Deed Records of said County, being more
particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found in the fenced east
right -of -way line of Sunrise Road (County Road No. 115), being the most
northerly southwest corner of said 148.381 acres; thence along said east
right -of -way line N19 °20'00 "W, 1103.84 feet and N19 °42 °40 "W, 47.15 feet to
a point, being the southwest corner and POINT OF BEGINNING of the
hereinafter described 8.556 acre tract;
THENCE continue along said east right -of -way line, being the west line
hereof, the following two (2) courses:
1) N19 °42'40 "W, 850.92 feet to an angle point hereof;
2) N19 °29'50 "W, 147.52 feet to a point in the curving west right -of -way
line of proposed Sunrise Road, being the most northerly corner 'hereof;
THENCE along said west right -of -way line, being the east line hereof, the
following three (3) courses:
1) along the arc of a curve to the left having elements of delta =
25 °24'45 ", radius 1023.00 feet, arc = 453.73 feet, tangent = 230.66
feet, chord bearing and chord = S52 °10'13 "E, 450.02 feet to a Point of
Tangency hereof;

3) along the arc of a curve to the right having elements of delta =
22 °51'17 ", radius = 560.00 feet, arc = 223.38 feet, tangent = 113.19

Reverse Curvature and the southeast corner hereof;

METROPARKE
Parcel H of The Settlement contains 8.556 acres with
frontage along the west side of the new Sunrise Road. It
abuts an R -20 portion of Metroparke on the west, and on the
south it abuts a C -1 tract and a tract being considered for
R -20. (Please refer to item 13J for details.)
The ordinance was not adopted on second reading last
meeting, May 9th, due to a tie vote. This is an original
zoning being considered for property annexed in December
1984.
The owner is requesting R -20. The attached ordinance
provides for R -20 zoning as recommended by the P & Z on
March 7, 1985.
