AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2),.CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART 15 834 UTHE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE
ACRES, MORE OR LESS, OUT OF THE David Curry
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM District R -20 (High Density Residential)
and District R -12 (Medium, Density Residential) TO_ District
C -1 (Commercial) -
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R -20 (High Density Residential)
and District R -12 (Medium Density Residential) T0_ District C -1 (Commercial)
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 15th
day of August , 19 85 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -20 (High Density Residential) and District R -12
, and
WHEREAS, on the 22nd day of August , 1985 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health; safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is [hereby amended so that the zoning classification of
the .property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R -20 (High Density
(Medium Density
Residential) and District R -12 Residential )and shall be, and hereafter
designated as

FIELD NOTES describing a 15.834 acre tract or parcel of land out of
the David Curry Survey, Abstract No. 130, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
169.9185 acres conveyed to Robert Dillard, Trustee, by Deed recorded
in Volume 1030, Page 4, of the Deed Records of said County, being
more particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found, being the most
southerly southwest corner of said Dillard tract, being the southwest
corner and POINT OF BEGINNING of the hereinafter described 15.834
acre PARCEL B;
THENCE along the west line of said Dillard tract, being the west line
hereof, N18 °26'W, 641.58 feet to the northwest corner hereof;

THENCE along the north line hereof, the following five (5) courses:
1) N70 °58'42 "E, 596.10 feet to an ell corner hereof;
2) S19°01'20 "E, 468.23 feet to an ell corner hereof;
3) N70°58'40 "E, 632.00 feet to an ell corner hereof;
4) N19 °01'20 "W, 464.90 feet to a non - tangent Point of Curvature
hereof;
5) along the arc of a curve to the right having elements of delta =

ITEM: 13I - Rezoning of Metroparke, Parcel B - 1st Reading
The attached ordinance provides for the rezoning of Metroparke
Parcel A from District R -12 (Medium Density Residential) to
District C -1 (Commercial). This parcel contains 15,834 acres
and is located south of the proposed extention of FM 3406 and
east of the proposed extention of Mesa Park Drive. The Planning
and Zoning Commission recommended approval on August 15, 1985.
