AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 6.132
ACRES, MORE OR LESS, OUT OF THE David Curry
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM District C -1 (Commercial)
TO District I -1 (Industrial)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District C -1 (Commercial)
to District I - 1 (Industrial)
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 15th

day of August , 19 85 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District C -1 (Commercial)
WHEREAS, on the 22nd day of August
, and

proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the .property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District C -1 (Commercial)
and shall be, and hereafter
designated as

By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement

FIELD NOTES describing a 6.132 acre tract or parcel of land out of
the David Curry Survey, Abstract No. 130, situated in the City of
Round Rock, Williamson County, Texas, being a portion of that certain
169.9185 acres conveyed to Robert Dillard, Trustee, by Deed recorded
in Volume 1030, Page 4, of the Deed Records of said County, being
more particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found, being the most
southerly southwest corner of said Dillard tract; thence along the
west line of said Dillard tract, N18 °26'W, 641.58 feet and departing
said west line, in an easterly direction, N70° 58'42 "E, 596.10 feet to
the southwest corner and POINT OF BEGINNING of the hereinafter
described 6.132 acre PARCEL C;
THENCE along the west line hereof, N19 °01'20 "W, 421.01 feet to the
northwest corner hereof;

ITEM: 13J - Rezoning of Metroparke, Parcel C - 1st Reading
The attached ordinance provides for the rezoning of Metroparke,
Parcel C from District C -1 (Commercial) to District I - (Industrial).
This parcel contains 6.132 acres and is located on the north side
of the proposed extention of FM 3406. The Planning and Zoning Com
mission recommended approval on August 15, 1985.
