AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 2.439 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
19th day of December , 19 85 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 19th day of December , 19 85 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District C -1 (Commercial)
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District C -1 (Commercial)

vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

CURRY SURVEY, ABSTRACT NO. 130 IN WILLIAMSON
COUNTY, TEXAS, BEING ALSO A PORTION OF A TRACT OF
LAND CONVEYED TO ROBERT E. CLARK, TRUSTEE, BY
INSTRUMENT RECORDED IN VOLUME 1101, PAGE 209 OF THE
OFFICIAL RECORDS OF WILLIAMSON COUNTY, TEXAS, SAID
2.439 -ACRE TRACT OF LAND BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at a point in the easterly right -of -way line of Sam Bass
Road, being also a common westerly corner of proposed Somerset II subdivision
and proposed subdivision known as The Hermitage Section Three, said point being
the most westerly corner and POINT OF BEGINNING hereof;
THENCE, departing said right -of -way line coincident with the
common boundary line between said proposed subdivisions N71 08'50 "E at a
distance of 22.22 feet pass an iron pin found, continue on said course for a
total distance of 221.56 feet to an iron pin set at common northerly corner of
Lot 1 and Lot 2 of said Somerset II subdivision for a northerly corner hereof;
THENCE, departing said common subdivision boundary line in part
coincident with common lot line between said Lot 1 and Lot 2 S42 ° 34'49 "E for a
distance of 350.21 feet to an iron pin set at southwesterly lot corner of Lot 77
of said Somerset II for an angle point in northerly line hereof;
THENCE, N70 ° 52'59 "E for a distance of 65.88 feet to an iron pin
set in southerly boundary line of Lot 76 of said Somerset II for an angle point
in the northerly line hereof;
THENCE, coincident with the common lot line between Lot 78 and Lot
79 of proposed Somerset II S19 ° 08'01 "E for a distance of 140.00 feet to an iron
pin set on the northerly right -of -way of Somerset Drive, as appears on plat of

corner hereof;
THENCE, coincident with said northerly right -of -way of Somerset

distance of 202.55 feet pass an iron pin found, continue on said course for a
total distance of 224.35 feet to a point in the northeasterly right -of -way of

ITEM: 13B - Consider an ordinance amending the Zoning Ordinance by
zoning 2.439 acres out of the Somerset II Subdivision to
C -1 (Commercial). (First Reading).
The subject property is situated on Sam Bass Road at Somerset Drive. Interim
District R -6 (low density residential) zoning was assigned at time of annexation
upon the entire 28.185 acre tract. This request is for permanent zoning of the
2.439 acres fronting on Sam Bass Road.
The Planning and Zoning Commission at their December 19, 1985 meeting recommended
to the City Council for approval of District C -1 (Commercial) as applied to the
2.439 acres fronting on Sam Bass Road.
