SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 2.181
ACRES, MORE OR LESS, OUT OF THE Wiley Harris
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM District SF -2 (Single Family
Residential) TO District C -I (Commercial)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District SF -2 (Single Family
Residential) to District C -1 (Commercial)
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 15th
day of May , 19 86 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District SF -2 (Single Family Residential)
to District C -1 (Commercial)

WHEREAS, on the 22nd day of May , 1986 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
TEXAS
That the Official Zoning Map adopted_ in Chapter 11,
Section 3.E..(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District SF -2
(Single Family Residential) and shall be, and hereafter
designated as District C -1 (Commercial)

tive vote of all the Council members present, the requirement

ANALYSIS
The subject property is located on the northwest corner of Mays and
Northwest Drive, and is one lot in a block front of seven lots behind
H.E.B. Shopping Center.
The owners wish to sell the existing home for conversion to a professional
office.
Planning staff supports the rezoning on the basis of its location in a
predominate commercial area.
Since the entire block face fronts the rear of the shopping center it
is recommended that this rezoning consider all seven lots for C -1
designation.
Staff has contacted all the owners and they support the rezoning.
RECOMMENDATION
That the parcel being 0.35 acres of the Wiley Harris Survey, Abst. #298,
in Williamson County, Texas, part of the Second Tract described in a
deed to Louis Henna of record in Vol. 359, Page 596, Deed Records,
Williamson County, Texas.
BEGINNING at an iron pipe marking the SE corner of the Round Rock Baptist
Orphans Home School tract of 2.49 acres, described in a deed of record
in Vol. 407, page 579, Deed Records, Williamson County, Texas.
THENCE S 21 deg 50' E with the West R 0 W line of U.S. Highway No. 81,
140 feet to set an iron pin for the SE corner of this tract.
THENCE S 67 deg 58' W with the North line of a 50 foot street, 109 feet
to set an iron pin for the SW corner of this tract.

13G - Consider an ordinance amending the Zoning Ordinance by rezoning
seven parcels situated on Northwest Drive from District SF -2
and District MF to District C -1. (First Reading)
These parcels are located along the north side of Northwest Drive and West
of N. Mays Street. They front onto the rear facade of the H.E.B., et al
shopping center. These parcels are adjoined by C -1 commercial zoned property
on the south, west and north sides and by N. Mays Street on the east.
Staff has contacted all property owners and they supportthe rezoning request.
The Planning and Zoning Commission voted unanimously to recommend the request
at their regular meeting on May 15, 1986.
