AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED

PROPERTY TO - WIT: ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
5th day of June , 19 86 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 12th day of June , 1986 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District TF (Two Family Residential) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District TF (Two Family Residential)
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 12.274 acre tract or parcel of land out of the ASA
Thomas Survey, Abstract No. 609, situated in Williamson County, Texas, being a
portion of that certain 232.541 acre tract conveyed to Boardwalk Joint Venture
in Volume 1070, Page 892, of the Deed Records of said County, said 12.274 acres
being more particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at an iron pin found for the Northeast corner of said
232.541 acres, thence along the North line of said 232.541 acres S70 °10'30 "W,
550.17 feet and 870 °18'43 "W, 315.40 feet to a point in the proposed centerline
of Greenlawn Blvd. (an 80' right —of —way) for the Northeast corner and POINT OF
BEGINNING of the hereinafter described 12.274 acres;
THENCE along said proposed centerline, for the East line hereof, the following
three (3) courses:
1) S19 °41'17 "E, 320.00 feet to a point of curvature hereof;
2) along the are of a curve to the right having the elements of delta =
40 °39'38 ", radius = 403.17 feet, arc = 286.12 feet, tangent = 149.38 feet,
chord and chord bearing = 280.15 feet, S00 °38'32 "W, to a point of reverse
curvature hereof;
3) along the arc of a curve to the left having the elements of delta =
25 °53'35 ", radius = 400.00 feet, arc = 180.77 feet, tangent = 91.95 feet,
chord and chord bearing = 179.23 feet, S08 °01'34 "W, to a point for the
intersection of the proposed curving centerline of Boardwalk Drive (a 60'
right —of —way) and said proposed centerline of Greenlawn Blvd. for the
Southeast corner hereof;
THENCE along the centerline of said proposed Boardwalk Drive, for the South
line hereof, the following two (2) courses:
1) along the arc of a curve to the Left having the elements of delta =
37 °08'53 ", radius = 400.00 feet, arc = 259.34 feet, tangent = 134.41 feet,
chord and chord bearing = 254.82 feet, S66 °30'20 "W, to a point of tangency
hereof;
2) S47 °55'53 "W, 255.52 feet to a point for the intersection of the proposed
centerline of Oxford Blvd., (a 60' right —of —way) and said proposed
centerline of Greenlawn Blvd., for the Southwest corner hereof;
THENCE along said proposed centerline of Oxford Blvd., for the West line
hereof, the following three (3) courses:
1) N42 °04'07 "W, 126.26 feet to a point of curvature hereof;
2) along the arc of a curve to the right having the elements of delta =
22 °23'07 ". radius = 300.00 feet, arc = 117.21 feet. tangent = 59.36 feet,
chord and chord bearing = 116.47 feet, N30 °52'33 "W, to a point of tangency
hereof;
3) N19 °32'40 "W, 626.20 feet to a point in the North line of said 232.541 acres
for the Northwest corner hereof;
THENCE along said North line of said 232.541 acres, for the North line hereof.
the following three (3) courses:
1) N70 °23'45 "E, 150.00 feet to an iron pin found for an angle point hereof;
2) N70 °27'30 "E, 550.33 feet to an iron pin found for an angle point hereof;
3) N70 °18'43 "E, 40.00 feet to the POINT OF BEGINNING of the herein described

ANALYSIS
The subject parcel contains 232.541 acres in three tracts. It is bounded
on the west by IH -35, the South by County Road 170, the East by a vacant
tract and the north by Corridor Park II, Kensington, Windy Park and
Greenlawn Place Subdivision.
Tract 1 (19.683 acres) is proposed for District MF (Multi - Family).
Tract 2 (12.274 acres) is proposed for District TF (Two Family).
Tract 3 (200.584 acres) is proposed for District C -1 (General Commercial).
This request is for Original Zoning of the entire tract which is now entirely
within the cities jurisdiction. Staff recommends approval of the requests.

ITEM: 13M - Consider an ordinance amending the Zoning Ordinance by
zoning Tract 3 of Boardwalk Subdivision (12.274 acres)
to District TF (Two Family Residential). (First Reading)
Tract 3 of the Boardwalk Subdivision contains 12.274 acres and is located
adjacent to and west of tract 1 of this subdivision. Applicant has requested
District TF (Two Family Residential) zoning for this tract.
Staff has recommended approval of the request. The Planning and Zoning
Commission at their regular meeting on June 5, 1986, noted unanimously to
recommend to the City Council approval of the zoning classification as
requested.
