AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 7.2939 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
5th day of June , 19 86 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 12th day of June
, 19 86 ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District C - 1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District C -1 (Commercial) .

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

ANALYSIS:
This tract contains 75 acres and is located north of Sam Bass Road
and South of FM 3406, a designated arterial. It is bisected by
Creekbend Blvd, a designated arterial.
The tract is shown as a low intensity land use area; however, its location
at the intersection of two arterial roadways allow for the location of
Commercial and Multi- Family land uses.
The overall density should be generally restricted to 6 units per
acre with some slight increase allowable due to its location abutting
FM 3406.
The requested zoning results in an overall density of approximately
7 residential dwelling units per acre.
The Dresden development has been divided into six parcels for zoning
purposes.
These parcels are designated for original zoning as follows:
1. C -1 (General Commercial Zone)
a. The parcel consisting of 7.2969 acres is located at the
intersection of Creekbend Blvd. and FM 3406.
2. C -2 (Local Commercial Zone)
a. The parcel consisting of 1.777 acres is located at the intersection
of Creekbend Blvd. and FM 3406.
b. The parcel consisting of. 3.3986 acres is located at the realigned
intersection of Sam Bass Road and FM 3406.
3. MF (Multi - Family Zone)
a. 2 parcels consisting of 6.3959 acres and 6.1017 acres located
west of Creekbend Blvd. and South of FM 3406. Deed Restrictions
will limit access to FM 3406 and provide for a landscaped buffer
along the arterial roadway.
4. TF (Two Family Zone)
a. A short cul -de -sac of duplex development is located adjacent to
FM 3406 to the north, the multi - family tract to the east and
the park to the south. No access is proposed to FM 3406.
5. The remainder of the parcel is SF -2 (single - family standard lot). This
provides for 6500 square foot lots with lots as small as 5000 square
feet permitted with P &Z approval.
By location and use the development is in accordance with The General Plan
Policies.

ITEM: 11F- Consider an ordinance amending the zoning ordinance by
zoning Tract C of the Hoppe Tract (7.2939 acres) to
District C -1 (General Commercial). (Second Reading)
Tract C of the Hoppe Tract (Dresden Subdivision) contains 7.2939 acres and
is located on the southeast corner of FM 3406 and the proposed extention
of Creekbend Boulevard. Applicant has requested original zoning of District
C -1 (General Commercial).
Staff has recommended approval of the request. The Planning and Zoning
Commission at their regular meeting on June 5, 1986, voted unanimously to
recommend to the City Council approval of the zoning classification as requested.
This item received first reading at the June 12, 1986 Council meeting.
