THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 6.044
ACRES, MORE OR LESS, OUT OF THE N.B. Anderson
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM District R -12 (Medium Density Residential)
TO District C - 1 (Commercial)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District R -12 (Medium Density
Residential) to District C -1 (Commercial)
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 1701'
day of April lg 86
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District R -12 (Medium Density Residential)
to District C -1 (Commercial) , and
WHEREAS, on the 22nd day of
following lawful publication of
May , 1986 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
That the Official Zoning Map adopted, in Chapter 11,
Section 3.E..(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District R -12
(Medium Density Residential) and shall be, and hereafter
designated as District C -1 (Commercial)

tive vote of all the Council members present, the requirement

Oakmont Crossing
Analysis:
The subject property is generally situated east of Sunrise Road and south
of Hidden Valley Drive and contains 15.947 acres. This parcel is a part
of the Oakmont Crossing subdivision which was annexed and zoned in June 1985.
The final zoning action was tabled pending the creation of the Northeast Round
Rock Road Improvement District.
The original recommendation for District R -12 zoning was predicated on the
parcels proximity to similar zoning on adjacent properties and the separation
from more intense land uses by a 60 foot wide drainage facility and and
a collector street.
As now proposed, additional commercial land uses are suggested into the interior
of the parcel by crossing the drainage facility and spreading along a collector
street. Additionally, higher density residential is proposed to also be added
south of the collector street.
It is the staff position that two major buffers to the R -12 area are being
discarded by this proposal and thus represent an unwarranted intrustion into
the area. Further, staff feels the existance of over 22 acres of currently
zoned (and undeveloped commercial property) at the southeast intersection of
Chandler & Sunrise roads is sufficient to serve the area.
Staff recommends disapproval of both requests because it introduces higher
intensity development into an area planned for medium intensity uses and is
therefore not in keeping with General Plan policies.

ITEM: 11I - Consider an ordinance amending the Zoning Ordinance by
rezoning Oakmont Crossing Tract 1 from District TF to
District C -1. (Second Rbading)
Tract 1 is located on the south side of Hidden Valley Drive and east of the
60 foot drainage channel (east of Sunrise Road) and contains 6.044 acres.
• The request is to amend the zoning classification from District TF (Two Family
Residential) to District C -1 (Commercial).
The Planning and Zoning Commission at their regular.meeting of April 17, 1986,
voted unanimously to recommend approval of the request.
Second reading of this ordinance was held in abeyance until a rezoning request
on Tract 3 could be processed.
The Planning and Zoning Commission at their regular meeting on June 19, 1986,
voted unanimously to recommend approval of rezoning Tract 3 from District R -12
(TF) (Two Family Residential) to District SF (Single Family - = =tandar`d - Lot).

ORDINANCE NO. 1206 -A
AN ORDINANCE AMENDING AND CORRECTING THE PROPERTY
DESCRIPTION ATTACHED TO ORDINANCE NO. 1206, WHICH CHANGED
THE ZONING CLASSIFICATION ON CERTAIN PROPERTY.
WHEREAS, the City Council adopted Ordinance No. 1206 on June 26,
1986, amending the zoning classification to District C -1 (Commercial)
for a tract of land described therein as having 6.044 acres, and
WHEREAS, subsequent to the adoption of Ordinance 1206, a final
plat of the property was filed and approved, and
WHEREAS, in connection with said plat approval, certain minor
modifications and corrections had to be made to the field note
description of the property, and
WHEREAS, the City Council wishes to amend and correct Ordinance
No. 1206 so that the property description will be consistent with the
approved final plat, Now Therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
THAT:

Ordinance No. 1206 is hereby amended and corrected so that the
property description will hereafter read as 5.702 acres, more
particularly described in Exhibit "A ", attached hereto and made a
part hereof.
II.
In all other respect, Ordinance - No. 1206 is ratified and
confirmed. -•
