AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, ADOPTED IN CHAPTER 11,
SECTION 3.E.(2), CODE OF ORDINANCES, CITY OF ROUND
ROCK, TEXAS AND MAKING THIS AMENDMENT A PART OF THE
SAID OFFICIAL ZONING MAP, TO -WIT: TO CHANGE 11.964
ACRES, MORE OR LESS, OUT OF THE N.B. Anderson
SURVEY, WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM District TF (R -12) Two Family
Residential TO District SF -2 (Single Family -
Standard Lot)
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from District TF (R1,12) Two Family
- WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 19th
day of June 19 86
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from District TF (R -12) Two Family Residential)
to District SF -2 (Single Family - Standard Lot)
to District SF -2 (Single Family - Standard
following lawful publication of
, and
WHEREAS, on the 26th day of June , 1986 , after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
classification change provided for herein promotes the
health; safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art.
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS
I.
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the - property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from District TF (Two
Family Residential) and shall be, and hereafter
designated as District SF -2 (Single Family - Standard Lot)

cable)

By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement

Analysis:
This parcel contains 11.964 acres and is generally located in the southeastern
portion of the subdivision. It is presently zoned District R -12 (Medium Density
Residential). Tract 3 abuts Vista Heights sections 8 and 2 on the south and
east which are zoned R -12, by the Bartz Tract on the north which is presently
out of the city and by two tracts to the west on which District R -20 and C -1
are pending at this time.
The request for rezoning is in response to the commissions' suggestion that
applicant seek a lower density zone classification in Tract 3 in order to
approximate the overall density of the entire tract as originally proposed and
zoned.
Staff recommends approval of the request.

ITEM: 11K- Consider an ordinance amending the Zoning Ordinance by
rezoning Oakmont Crossing Tract 3 from District TF (Two
Family Residential) to District SF -2 (Single Family -
Standard Lot.
Tract 3 is located in the southeast corner of the subdivision. It is
bounded on the south and east by Vista Heights subdivision, north by the
Bartz Tract (out of the city) west by tracts 1 and 2 of Oakmont Crossing.
This request was submitted as requested by the Planning and Zoning
Commission in order to assure a population density approximately equalling
that as was permitted by the District R -12 zoning recommended upon annex-
ation.
The Planning and Zoning Commission at their regular meeting on June 19, 1986
voted unanimoutly to recommend approval of rezoning Tract 3 from District TF
(R- 12)(Two Family Residential ) to District SF -2 ( Single Family - Standard
Lot).

AN ORDINANCE AMENDING AND CORRECTING THE PROPERTY
DESCRIPTION ATTACHED TO ORDINANCE NO. 1208, WHICH CHANGED
THE ZONING CLASSIFICATION ON CERTAIN PROPERTY.
WHEREAS, the City Council adopted Ordinance No. 1208 on June 26,
1986, amending the zoning classification to District SF -2 (Single
Family- Standard Lot) for a tract of land described therein as having
11.964 acres, and
WHEREAS, subsequent to the adoption of Ordinance 1208, a final
plat of the property was filed and approved, and
WHEREAS, in connection with said plat approval, certain minor
modifications and corrections had to be made to the field note
description of the property, and
WHEREAS, the City Council wishes to amend and correct Ordinance
No. 1208 so that the property description will be consistent with the
approved final plat, Now Therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
THAT:
I .
Ordinance No. 1208 is hereby amended and corrected so that the
property description will hereafter read as 12.063 acres, more
particularly described in Exhibit "A ", attached hereto and made a
part hereof.
II.
In all other respect, Ordinance No. 1208 is ratified and
confirmed.

Abstract No. 29, in Williamson County, Texas and being n part of a 68.17
acre trnct of land conveyed to R.L. Natz, Trustee by deed recorded in
Volume 1100 Page 656 of the Deed Records of Williamson County. Texas and
being more particularly described by metes and bounds as follows:
BEGINNING in the Southeast corner of the above mentioned 68.17 acre tract
for the Southeast corner of this tract.
THENCE .S 71 05' 40" W with the South line of the said 68.17 acre tract
1018.77 feet to the Southwest corner of this tract.
