AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT• 26. 222 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
17th day of July , 19 86
, held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 22nd day of July , 19 86 ,
that the Official Zoning Map be amended so that the
above- described property be given a permanent zoning designation,
of District SF -2 (Single Family - Standard Lots)
and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT: .
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District SF -2 (Single Family - Standard Lots)
(Mark through the following alternative that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

HOWE TRACT
FIELD NOTES OF 26.222 ACRES (Proposed SF -2 Parcel)
FIELD NOTES describing a 26.222 acre tract or parcel of land out of the Asa
Thomas Survey, Abstract No. 609, situated in Williamson County, Texas, being a
portion of that certain 31.487 acre TRACT I, a portion of that certain 1.979
acre TRACT II and a portion of that certain 3.887 acre TRACT III, conveyed to
Dedear Company by Warranty Deed recorded in Volume 1225, page 853, of the Deed
Records of said County, and being more particularly described by metes and
bounds as follows:
BEGINNING FOR REFERENCE at an iron pin set in the south margin of Gattis School
Road, which bears S89 °21'20 "W, 8250.1 feet from the northeast corner of said
Asa Thomas Survey, A -609; said iron pin being the northwest corner of that
certain 5.00 acre tract of land conveyed to V.L. Jakub and J.M. Jakub by deed
recorded in Volume 844, Page 912 of said Deed Records, also being the northeast
corner of said TRACT III; thence along the east line of said 3.887 acre TRACT
III, S19 °20'25 "E, 487.61 feet to a point in the City Limits Line of the City of
Round Rock, Texas, said point being five - hundred (500) feet south of the north
right -of -way line of said Gattis School Road, for the northeast corner and
POINT OF BEGINNING of the hereinafter described 25.452 acre tract;
THENCE continuing along the east line of said TRACT III, for the east line
hereof, the following two (2) courses:
1.) S19 °20'25 "E, 475.14 feet to an iron pin found at the southwest corner of
said 5.00 acre tract, for an angle point hereof;
2.) S19 °18'57 "E, 429.48 feet to a concrete monument set at the southeast corner
of said TRACT III, for the southeast corner hereof;
Thence along the south lines of said Tract III, Tract II, and Tract I
for a south line hereof, S73 °24'50 "W, 1078.23 feet to an iron pin found
in the east line of that certain 117 acre tract of land conveyed to
Doyle Nickerson, et ux, by deed recorded in Volume 526, Page 50 of said
Deed Records, being the south -west corner of said Tract I, for the south-
west corner hereof;
THENCE along the division line between said 117 acre tract and said TRACT I,
for the west line hereof, N18 °54'25 "W, 1226.44 feet to a point in said City
Limits Line of the City of Round Rock, Texas, said point being five - hundred
(500) feet south of the north right -of -way line of said Gattis School Road, for
the northwest corner hereof;
THENCE along said City Limits Line. along a line being five - hundred (500) feet
south of and parallel to said north right -of -way line of said Gattis School
Road, for the north line hereof, the following six (6) courses:
1.) S89 ° 30'56 "E, 131.46 feet to an angle point hereof;
2.) S89 °37'41 "E, 272.99 feet to an angle point hereof;
3.) N89 ° 27'39 "E, 113.53 feet to an angle point hereof;
4.) N89 °41'53 "E, 309.39 feet to an angle point hereof;
5.) N89 °40'00 "E, 106.28 feet to an angle point hereof;
6.) N89 ° 46'35 "E, 197.89 feet to the POINT OF BEGINNING of the herein described
tract, containing 26.222 acres of land.
