AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 33 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
19th day'of March , 19 , held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 19th day of March

that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of District SF -2 (Single Family Residential, Standard Lot) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned District SF -2 (Single Family Residential,(Standard
Lot)

FIELD NOTES describing a 33.098 acre tract or parcel of land out of the P.A.
Holder Survey, Abstract No. 297, situated in Williamson County, Texas, being a
portion of that certain 196.627 acres conveyed to M.B. Joint Venture by deed
recorded in Volume 1231, Page 186, of the Deed Records of said County, being
more particularly described by metes and bounds as follows:
BEGINNING FOR REFERENCE at the Southeast corner of said P.A. Holder Survey;
thence N01 °02'52 "W, 16.11 feet to an iron pin set being the Southeast corner of
said 196.627 acres also being the Southeast corner and POINT OF BEGINNING of
the hereinafter described 33.098 acres.
THENCE along the South line hereof, the following three (3) courses:
1) N89 °56'28 "W, 595.59 feet to an iron pin set, being an angle point hereof;
2) N89 ° 41'34 "W, 515.08 feet to an iron pin set, being an angle point hereof;

RECOMMENDATION:
Staff recommends approval of rezoning to District SF -2 (Single Family Residential -
Standard Lot).
STAFF ANALYSIS
This section of Cross Trails Subdivision was originally platted
for duplexes in a final plat approved on September 19, 1985. A
500' strip was annexed along Gattis School Road and a second
voluntary annexation of the balance of Section 1 occured earlier
this year. Upon annexation, all of Section 1 was given Interim
District SF - 1 zoning.
Section 1 is composed of 170 lots with a typical lot size of
5,500 square feet. The Planning and Zoning Commission approved
a revised final plat of this section on February 19, 1987, subject
to certain conditions having no bearing on this permanent zoning
request. The developer is now requesting District SF -2 (Single,
Family Residential, Standard Lot) zone classification for this
section.
PLANNING AND ZONING CONNESSION ACTION
The Planning and Zoning Commission at its regular meeting of
March 19, 1987 considered public testimony and voted to recommend
to the City Council approval of the request for rezoning from
District SF -1 (Single Family Residential - Large Lot) to District
SF -2 (Single Family Residential - Standard Lot) classification.
VOTE: The Commission voted 8 -0 with 1 absent to recommend approval.

Ordinance by rezoning a portion of Cross Trails
Subdivision from SF -1 to SF -2. (First Reading)
The Developer has requested permanent zoning of Cross Trails Subdivision,
Section 1. This parcel is presently zoned District SF-1 (Single Family
Residential, Large Lot). The request is for permanent District SF -2 (Single
Family Residential, Standard Lot).
The Planning & Zoning Commission voted at their regular meeting of March 19,
1987 to recommend approval of this request. The vote was 8 -0 with one absent.
