Campbell Tract
AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A
PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY
ANNEXED PROPERTY TO -WIT: 9.56 ACRES
AS DESCRIBED IN EXHIBIT "A ".
WHEREAS, a recommendation has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property . described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
29th day of October, 1987, held a public hearing to consider -
the designation of permanent zoning for the above described
property, and has approved and recommended to the City Council
on the 29th day of October, 1987, that the Official Zoning Map
be amended so that the above described property be given a
permanent zoning designation, of I -1 (Light Industrial)
; and •
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances
of the City of Round Rock, concerning notices, hearings, and
other procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the
City of Round Rock, Texas, so that the property described
in Exhibit "A ", attached hereto and made a part hereof, shall
be and the same is permanently zoned I - (r i g ht nd ,str a f )
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

BEING 9.56 acre. of land out of the P.A. Holder Survey, Abstract Nn, 297 in
Wllilmnsun County, Texas, Sald hind also being out of a certain 192,17 -acre
tract conveyed by deed from Lucille 0, Nash Matheral to Curl W, 8urnetto
('Trustee), of record in Volune 573, Page 659 of the Deed Record. of =
Wlllinmson Cuunty, Texas, Surveyed on the ground in the month of May 1977
by Dun H. Btzzell, Registered Prufesnional Engineer, and described more „

BEGINNING at an iron pin set in the West margin of Farm to Market Road 1460,
Said point being N 22 44' E, 1031,11 feet from the most southerly S,E,'`

THENCE N 22 44' E, 200.20 feet along the West margin of F.M. 1460 to an
iron pin net at the beginning of a curve to the left ( R 1398.24 feet);

Area Description
CAMPBELL
This tract is 9.56 acres lying west of FM 1460 immediately south
of the Meadows at Chandler Creek M.U.D.
Current Land Use
The tract is predominately vacant and contains a portion of one
industrial building.
Purpose of Annexation
The 1987 Plan includes this tract in order to extend zoning and
building standards to this last remaining tract between the city
and the Chandler Creek M.U.D. which is regulated by City
Ordinances.
Zoning Analysis
This tract has been identified as a low intensity residential
area in the city general plan. The tract is bordered by
an undeveloped residential plat in the M.U.O. and industrial uses
to the south. The tract contains an industrial building. Thus,
the extension of the adjacent industrial zone is recommended.
