Fairey Tract
AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A
PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY
ANNEXED PROPERTY TO -WIT: 174.08 ACRES
AS DESCRIBED IN EXHIBIT "A ".
WHEREAS, a recommendation has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
29th day of October, 1987, held a public hearing to consider
the designation of permanent zoning for the above described
property, and has approved and recommended to the City Council
on the 29th day of October, 1987, that the Official Zoning Map
be amended so that the above described property be given a
permanent zoning designation, of C -1 (General Commarriall
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances
of the City of Round Rock, concerning notices, hearings, and
other procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the
City of Round Rock, Texas, so that the property described
in Exhibit "A ", attached hereto and made a part hereof, shall
be and the same is permanently zoned c -1 (General rnmmerrial}
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

Area Description
FAIREY, et al Tract
This tract consists of several parcels of land, totaling 174.08
acres, located at the SE corner of IH -35 and County Road 170.
This annexation would extend the city boundaries to the limits
of our ETJ.
Current Land Use
This tract contains several businesses but is predominately
vacant land.
Purpose of Annexation
The 1987 Plan includes this tract in order to extend zoning and
building standards to the high profile corner fronting onto IH-
35. The annexation of the area would allow comprehensive
commercial development and provide an increased tax base.
Zoning Analysis
The tract has been identified as having substantial commercial
potential in addition to the present commercial development.
