AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A
PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY
ANNEXED PROPERTY TO -WIT: 8.76 ACRES
AS DESCRIBED IN EXHIBIT "A ".
WHEREAS, a recommendation has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
29th day of October, 1987, held a public hearing to consider .
the designation of permanent zoning for the above described
property, and has approved and recommended to the City Council
on the 29th day of October, 1987, that the Official Zoning Map
be amended so that the above described property be given a
permanent zoning designation, of C -1 (General Commercial)
; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances
of the City of Round Rock, concerning notices, hearings, and
other procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the
City of Round Rock, Texas, so that the property described
in Exhibit "A ", attached hereto and made a part hereof, shall
be and the same is permanently zoned C -1 (General Cnmmerc.iall•
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

EXHIBIT "A"
Field note description of a 8.76 acre tract out of the Asa Thomas Survey,
Astract No. 609, being in Williamson County, Texas, said 8.76 acre tract
being a portion of a 38.21 acre tract as conveyed to Round Rock County Road
170, Ltd., a Texas Limited Partnership by deed as recorded in Volume 1001,
Page 946 of the Deed Records of Williamson County, Texas. Said 8.76 acre
tract as being compiled by record information by Carmelo L. Macias, R.P.S.,
No. 4333 on September 22, 1987, and more particularly described by metes and
bounds as follows:
BEGINNING: at a point in the north right of way line of County Road No. 170
and the southeast corner of Lot 3, Block D of The Boardwalk Subdivision Sec-
tion One an unrecorded subdivision plat in Round Rock, Texas, said point also
being the southwest corner of said 38.21 acre tract.
THENCE: North 13 53' 00" West along the east line of said subdivision and
also along the west line of said Round Rock County Road 170, Ltd., 38.21 acre
tract a distance of 166.00 feet to a point;
THENCE: North 14 43' 30" West continuing along the east line of said sub-
division and also along the west line of said 38.21 acre tract a distance of
387.98 feet for a corner hereof;
THENCE: North 78 37' 00" East a distance of 427.09 feet for on interior
corner in said 38.21 acre tract;
THENCE: South 87 25' 30" East a distance of 400.00 feet to the east line of
said 38.21 acre tract and also being in the west line of Round Rock County Road
170, Ltd.. 22.50 acre tract, as conveyed in Volume 1002, Page 1, of Williamson
County Deed Records;
THENCE: South 5° 34' 30" West along the east line of said 38.21 acre tract,
and also along the west line of Round Rock County Road 170, Ltd., 22.50 acre
tract a distance of 450.00 feet to a point in the north right of way line of
County Road No. 170;
THENCE: South 77 52' 30" West along the south line of said 38.21 acre tract,
and also along the north right of way line of County Road No. 170, a distance of
190.00 feet to a point;
THENCE: South 75° 41' 00" West along the south line of said 38.21 acre tract,•
and also along the north right of way line of County Road No. 170 a distance of
464.79 feet to the POINT OF BEGINNING and containing 8.76 acres, more or less.

This tract consists of 8.76 acres and is surrounded on three
sides by the City of Round Rock. This annexation would extend
the city boundaries to the boundary of our ETJ at this location.
The 1987 Plan includes this tract in order to extend zoning and
building standards to this tract fronting on County Road 170.
The annexation of this area would allow comprehensive commercial
development and provide an increased tax base.
This tract has been identified as having commercial potential and
is surrounded on three sides by commercial zoning.
