AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E. (2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A
PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY
ANNEXED PROPERTY TO -WIT: 36 743 ACRES
AS DESCRIBED IN EXHIBIT "A ".
WHEREAS, a recommendation has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and •
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
171-11 day of December , 19 87 , held a public hearing
to consider the designation of permanent zoning for the above
described property, and has approved and recommended to the
City Council on the 17thday of December , 19 87 , that
the Official Zoning Map be amended so that the above described
property be given a permanent zoning designation, of C -1
(General Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances
of the City of Round Rock, concerning notices, hearings, and
other procedural matters have been fully complied with;
NOW , THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the
City of Round Rock, Texas, so that the property described
in Exhibit "A ", attached hereto and made a part hereof, shall
be and the same is permanently zoned C -1 (General Commercial)
. (Mark through the following alternative
that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

DESCRIPTION, from record information of 36.743 acres of land
situated in the Prior A. Holder Survey, Abstract No. 297, Williamson County,
Texas, being out of and part of that 352.247 acre tract conveyed to Northeast
Development, Inc., by deed of record in Volume 1572, Page 608 of the
Williamson County Deed Records; the said 36.743 acres being more particularly
described by metes and bounds as follows:
COMMENCING at a point in the existing north line of Gattis School
Road (right -of -way varies), said point being the southeast corner of the said
352.247 acre tract, same being the southwest corner of that 13.729 acre tract
conveyed to Dennis O'Higgins and wife, by deed of record in Volume 1154, Page
823 of the said Deed Records;

THENCE, leaving the north line of said - Gattis School Road,
continuing along the east line of the said 352.247 acre tract, same being the
west line of the said 13.729 acre tract, the following four (4) courses and
distances:
1) N 02 06' 56" W, 1453.58 feet to a point;
2) N 02° 20' 48" W, 568.75 feet to a point;
3) N 01° 40' 29" W, 120.24 feet to a point;
4) N 03° 10' 30" W, 156.16 feet to a point in the south line of the
Missouri, Kansas and Texas Railroad, being the most northerly corner
of the said 13.729 acre tract, same being the southeast corner of
that 11.35 acre tract, out of the said 352.247 acre tract, conveyed
to the said railroad for right -of -way by deed of record in Volume
111, Page 302 of the said Deed Records;
THENCE, leaving the east line of, and continuing across the said
352.247 acre tract, along the south line of the said 11.35 acre railroad
right -of -way tract, the following three (3) courses and distances:
1) along a curve to the left, having a radius of 2814.93 feet, a
central angle of 12 44' 10 ", a chord of 624.43 feet (chord bears N

non - tangency;

of non - tangency with a curve to the left;
