AN ORDINANCE PROVIDING FOR THE EXTENSION OF CERTAIN
BOUNDARY LIMITS OF THE CITY OF ROUND ROCK, TEXAS,
AND THE ANNEXATION OF CERTAIN TERRITORY CONSISTING
OF 174.08 ACRES OF LAND, WHICH SAID TERRITORY
LIES ADJACENT TO AND ADJOINS THE PRESENT BOUNDARY
LIMITS OF THE CITY OF ROUND ROCK, TEXAS.
WHEREAS, in accordance with Art. 970a, V.A.T.S., two
public hearings were held before the City Council of the City
of Round Rock, Texas, where all interested persons were
provided an opportunity to be heard on the proposed annexation
of the property described in Exhibit "A" attached hereto
and made a part hereof, and
WHEREAS, the first public hearing was held in the Council
Chamber on the 4th day of November, 1987, and the second public
hearing was held in the Council Chamber on the 12th day of
November, 1987; which hearing dates were not more than forty
(40) days nor less than twenty (20) days prior to institution
of annexation proceedings, and
WHEREAS, notice of the public hearings were published in
a newspaper having general circulatirr 4n ±'- City of Round
Rock, Texas, on the 22nd day of :- .y8i ar' the 26th
day of October, 1987, which dates are not more y11 -:ii twenty
(20) days nor less than ten (10) days prior to each hearing, and
WHEREAS, the planning department has prepared a service
plan that provides for the extension of municipal services
into the territory to be annexed, and

present boundaries of the City of Round Rock, Texas, and
WHEREAS, all requirements of the laws of the State of
Texas and the Home Rule Charter of the City of Round Rock
have been complied with, and
WHEREAS, the territory above described contains 174.08

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK.
TEXAS:
Section 1. The land and territory, described in Exhibit
"A ", which is attached hereto and made a part hereof, lying
adjacent to and adjoining the present boundaries of the City
of Round Rock, Texas, is hereby added and annexed to the City
of Round Rock, Texas, and said territory hereinafter described
shall hereafter be included within the boundary limits of the
City of Round Rock, Texas, and the present boundary limits of
such city, at the various points contiguous to the area
hereinafter described, are altered and amended so as to
include said area within the corporate limits of the City of
Round Rock, Texas.
Section 2. The above described territory and the area
so annexed shall be a part of the City of Round Rock, Texas,
and the inhabitants thereof, if any, shall be entitled to all
of the rights and privileges of all the citizens and shall be
bound by the acts, ordinances, resolutions and regulations
of the City of Round Rock, Texas.
Section 3. The service plan providing for the extension
�f municipal services into the territory to be annexed is

east and from a 12 inch line at Corridor Park 2. This line
has sufficient capacity to accommodate projected development
in this area. The Boardwalk line is proposed to be extended
this year.
Sewer and water services will be extended by the developers
of the land in the area through the subdivision process in

Area Description
FAIREY. et al Tract
This tract consists of several parcels of land, totaling 174.08
acres, located at the SE corner of IH -35 and County Road 170.
This annexation would extend the city boundaries to the limits
of our ETJ.
Current Land Use
This tract contains several businesses but is predominately
vacant land.
Purpose of Annexation
The 1987 Plan includes this tract in order to extend zoning and
building standards to the high profile corner fronting onto IH-
35. The annexation of the area would allow comprehensive
commercial development and provide an increased tax base.
Zoning Analysis
The tract has been identified as having substantial commercial
potential in addition to the present commercial development.
