Annexation Title
AN ORDINANCE PROVIDING FOR THE EXTENSION OF CERTAIN
BOUNDARY LIMITS OF THE CITY OF ROUND ROCK, TEXAS,
AND THE ANNEXATION OF CERTAIN TERRITORY CONSISTING
OF 8.76 ACRES OF LAND, WHICH SAID TERRITORY
LIES ADJACENT TO AND ADJOINS THE PRESENT BOUNDARY
LIMITS OF THE CITY OF ROUND ROCK, TEXAS.
WHEREAS, in accordance with Art. 970a, V.A.T.S., two
public hearings were held before the City Council of the City
of Round Rock, Texas, where all interested persons were
provided an opportunity to be heard on the proposed annexation
of the property described in Exhibit "A" attached hereto
and made a part hereof, and
WHEREAS, the first public hearing was held in the Council
Chamber on the 4th day of November, 1987, and the second public
hearing was held in the Council Chamber on the 12th day of
November, 1987; which hearing dates were not more than forty
(40) days nor less than twenty (20) days prior to institution
of annexation proceedings, and
WHEREAS, notice of the public hearings were published in
a newspaper having general circulation in the City of Round
Rock, Texas, on the 22nd day of October, 1987, and the 26th
day of October, 1987, which dates are not more than twenty
(20) days nor less than ten (10) days prior to each hearing, and
WHEREAS, the planning department has prepared a service
plan that provides for the extension of municipal services
into the territory to be annexed, and
WHEREAS, the territory lies adjacent to and adjoins the
present boundaries of the City of Round Rock, Texas, and
WHEREAS, all requirements of the laws of the State of
Texas and the Home Rule Charter of the City of Round Rock
have been complied with, and
WHEREAS, the territory above described contains 8.76
acres; now therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
Section 1. The land and territory, described in Exhibit
"A ", which is attached hereto and made a part hereof, lying
adjacent to and adjoining the present boundaries of the City
of Round Rock, Texas, is hereby added and annexed to the City
of Round Rock, Texas, and said territory hereinafter described
shall hereafter be included within the boundary limits of the
City of Round Rock, Texas, and the present boundary limits of
such city, at the various points contiguous to the area
hereinafter described, are altered and amended so as to
include said area within the corporate limits of the City of
Round Rock, Texas.
Section 2. The above described territory and the area
so annexed shall be a part of the City of Round Rock, Texas,
and the inhabitants thereof, if any, shall be entitled to all
of the rights and privileges of all the citizens and shall be
bound by the acts, ordinances, resolutions and regulations
of the City of Round Rock, Texas.
Section 3. The service plan providing for the extension
of municipal services into the territory to be annexed is
attached hereto as Exhibit "B" and such plan is hereby adopted
and approved.

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed

FISCAL ANALYSIS OF PROPOSED ANNEXATION

1.) Police protection: provided immediately upon annexation.
No additional staff is required to serve existing
development.
2.) Fire protection: provided immediately upon annexation. No
additional staff is required to serve existing development
at this time. This tract will eventually be served from the
Chisholm Valley station.
3.) Solid waste collection: current private contractor
responsible for expansion of service.
4.) Water /wastewater facilities maintenance: all costs covered
by normally budgeted city -wide maintenance funds.
5.) Roadway maintenance: all costs covered by normally budgeted
city -wide maintenance funds.
6.) Park facilities maintenance: Not Applicable
7.) Public building maintenance: Not Applicable
8.) Capital improvements: County Road 170 is being improved to
a 5 lane facility adjacent to the south boundary of this
area by the Southeast Williamson County Road District #1.
Sewer services will be available from a 15 inch line located
1,600 feet to the northeast. This line has sufficient
capacity to accommodate projected development in this area.
Water services will be available from a 16 inch line located
along the south line of this tract. This line has
sufficient capacity to accommodate projected development in
this area as provided for in the SE contract.
Sewer and water services will be extended by the developers
of the land in the area through the subdivision process in
accordance with Article 974a, Section 8 of Vernon's Civil
Statutes of the State of Texas.

Field note description of a 8.76 acre tract out of the Asa Thomas Survey,
Astract No. 609, being in Williamson County, Texas, said 8.76 acre tract
being a portion of a 38.21 acre tract as conveyed to Round Rock County Road
170, Ltd., a Texas Limited Partnership by deed as recorded in Volume 1001,
Page 946 of the Deed Records of Williamson County, Texas. Said 8.76 acre
tract as being compiled by record information by Carmelo L. Macias, R.P.S.,
No. 4333 on September 22, 1987, and more particularly described by metes and
bounds as follows:
BEGINNING: at a point in the north right of way line of County Road No. 170
and the southeast corner of Lot 3, Block D of The Boardwalk Subdivision Sec-
tion One an unrecorded subdivision plat in Round Rock, Texas, said point also
being the southwest corner of said 38.21 acre tract.
THENCE: North 13 53' 00" West along the east line of said subdivision and
also along the west line of said Round Rock County Road 170, Ltd., 38.21 acre
tract a distance of 166.00 feet to a point;

Area Description

the city boundaries to the boundary of our ETJ at this location.

Purpose of Annexation
The 1987 Plan includes this tract in order to extend zoning and
building standards to this tract fronting on County Road 170.
The annexation of this area would allow comprehensive commercial
development and provide an increased tax base.

This tract has been identified as having commercial potential and
is surrounded on three sides by commercial zoning.
