Annexation Title
AN ORDINANCE PROVIDING FOR THE EXTENSION OF CERTAIN
BOUNDARY LIMITS OF THE CITY OF ROUND ROCK, TEXAS,
AND THE ANNEXATION OF CERTAIN TERRITORY CONSISTING
OF 9.56 ACRES OF LAND, WHICH SAID TERRITORY
LIES ADJACENT TO AND ADJOINS THE PRESENT BOUNDARY
LIMITS OF THE CITY OF ROUND ROCK, TEXAS.
WHEREAS, in accordance with Art. 970a, V.A.T.S., two
public hearings were held before the City Council of the City
of Round Rock, Texas, where all interested persons were
provided an opportunity to be heard on the proposed annexation
of the property described in Exhibit "A" attached hereto
and made a part hereof, and
WHEREAS, the first public hearing was held in the Council
Chamber on the 4th day of November, 1987, and the second public
hearing was held in the Council Chamber on the 12th day of
November, 1987; which hearing dates were not more than forty
(40) days nor less than twenty (20) days prior to institution
of annexation proceedings, and
WHEREAS, notice of the public hearings were published in
a newspaper having general circulation in the City of Round
Rock, Texas, on the 22nd day of October, 1987, and the 26th
day of October, 1987, which dates are not more than twenty
(20) days nor less than ten (10) days prior to each hearing, end
WHEREAS, the planning department has prepared a service
plan that provides for the extension of municipal services
into the territory to be annexed, and
WHEREAS, the territory lies adjacent to and adjoins the
present boundaries of the City of Round Rock, Texas, and
WHEREAS, all requirements of the laws of the State of
Texas and the Home Rule Charter of the City of Round Rock
have been complied with, and
WHEREAS, the territory above described contains 9.56
acres; now therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
Section 1. The land and territory, described in Exhibit
"A ", which is attached hereto and made a part hereof, lying
adjacent to and adjoining the present boundaries of the City
of Round Rock, Texas, is hereby added and annexed to the City
of Round Rock, Texas, and said territory hereinafter described
shall hereafter be included within the boundary limits of the
City of Round Rock, Texas, and the present boundary limits of
such city, at the various points contiguous to the area
hereinafter described, are altered and amended so as to
include said area within the corporate limits of the City of
Round Rock, Texas.
Section 2. The above described territory and the area
so annexed shall be a part of the City of Round Rock, Texas,
and the inhabitants thereof, if any, shall be entitled to all
of the rights and privileges of all the citizens and shall be
bound by the acts, ordinances, resolutions and regulations
of the City of Round Rock, Texas.
Section 3. The service plan providing for the extension
of municipal services into the territory to be annexed is
attached hereto as Exhibit "B" and such plan is hereby adopted
and approved.

vote of all the Council members present, the requirement

responsible for expansion of service.
4.) Water /wastewater facilities maintenance: all costs covered
by normally budgeted city -wide maintenance funds.
5.) Roadway maintenance: all costs covered by normally budgeted
city -wide maintenance funds.
6.) Park facilities maintenance: Not Applicable
7.) Public building maintenance: Not Applicable
8.) Capital improvements: Sewer services are presently available
from lines in the Meadows at Chandler Creek. Sufficient
capacity to accommodate projected development in this area
is available.
Water service is available from lines in the Meadows at
Chandler Creek or the 16 inch line located in FM 1460.
Sufficient capacity to accommodate projected development in
the area is available.
Sewer and water services will be extended by the developers
of the land in the area through the subdivision process in
accordance with Article 974a, Section 8 of Vernon's Civil

Area Description
This tract is 9.56 acres lying west of FM 1460 immediately south
of the Meadows at Chandler Creek M.U.D.

The tract is predominately vacant and contains a portion of one
industrial building.
Purpose of Annexation
The 1987 Plan includes this tract in order to extend zoning and
building standards to this last remaining tract between the city
and the Chandler Creek M.U.D. which is regulated by City
Ordinances.
Zoning Analysis
This tract has been identified as a low intensity residential
area in the city general plan. The tract is bordered by
an undeveloped residential plat in the M.U.D. and industrial uses
to the south. The tract contains an industrial building. Thus.
the extension of the adjacent industrial zone is recommended.
