AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E. (2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A
PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY
ANNEXED PROPERTY TO -WIT: 23.46 ACRES
AS DESCRIBED IN EXHIBIT "A ".
WHEREAS, a recommendation has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
3rd day of March , 19 88 , held a public hearing
to consider the designation of permanent zoning for the above
described property, and has approved and recommended to the
City Council on the 3rd day of March , 19 88 , that
the Official Zoning Map be amended so that the above described
property be given a permanent zoning designation, of SF -1
(Single Family Residential - Large Lot) ; and
WHEREAS, each and eVery requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances
of the City of Round Rock, concerning notices, hearings, and
other procedural matters have been fully complied with;
NOW , THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the
City of Round Rock, Texas, so that the property described
in Exhibit "A ", attached hereto and made a part hereof, shall
be and the same is permanently zoned SF -1 (Single Family Residential
Large Lot) . (Mark through the following alternative
that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

DESCRIPTION, from record information, of 25.457 acres of land
situated in the Prior A. Holder Survey, Abstract No. 297, Williamson County,
Texas, being out of and part of that 352.247 acre tract conveyed to Northeast
Development, Inc., by deed of record in Volume 1572, Page 608 of the
Williamson County Deed Records; the said 25.457 acres being more particularly
described by metes and bounds as follows:
COMMENCING at a point in the existing north line of Gattis School
Road (right -of -way varies), said point being the southeast corner of the said
352.247 acre tract, same being the southwest corner of that 13.729 acre tract
conveyed to Dennis O'Higgins and wife Lee O'Higgins, by deed of record in
Volume 1154, Page 823 of the said Deed Records;
THENCE, leaving the north line of said Gattis School Road,
continuing along the east line of the said 352.247 acre tract, same being the
west line of the said 13.729 acre tract, the following four (4) courses and
distances:
1) N 00 01' 51" E, 1453.49 feet to a point;
2) N 00 11' 25" W, 568.85 feet to a point;
3) N 00 26' 53" E, 120.23 feet to a point;
4) N 01° 01' 07" W, at 156.09 feet, passing the most northerly corner
of the said 13.729 acre tract, same being the most southerly corner
of that 11.35 acre tract, across the said 352.247 acre tract,
conveyed to the Missouri, Kansas and Texas Railroad for right -of -way
by deed of record in Volume 111, Page 302 of the said Deed Records,
continuing across the said railroad right -of -way, along the east
line of the said 11.35 acre tract, for a total distance of 381.69
feet to a point in the northerly line of said railroad right -of -way,
same being the northeast corner of the said 11.35 acre tract, being
in the east line of the said 352.247 acre tract, same being the rawest
line of that 11.08 acre tract conveyed to Leigh H. Loveday by deed
of record in Volume 833, Page 526 of the said Deed Records;
THENCE, continuing along the east line of the said 352.247 acre
tract, same being the west line of the above mentioned 11.08 tract, the west
line of that 10.8 acre tract conveyed to Kenneth M. Cardwell by deed of record
in Volume 693, Page 406 of the said Deed Records, the west line of that 29.158
acre tract conveyed to Calvin Moerbe, et, ux, by deed of record in Volume
1325, Page 623 of the said Deed Records, the west line of that 8.02 acre ,tract
conveyed to C.H. Crossley by deed of record in Volume 694, Page 756 of the
said Deed Records, and the west line of that 96.495 acre trat conveyed to
Pentad Joint Venture by deed of record in Volume 1070, PAGE 658 of the said
Deed Records, the following seven (7) courses and distances:
1) N 01° 01' 07" W, 4.20 feet to a point;
2) N 01 45' 23" E, 150.02 feet to a point;
3) N 00 24' 00" E, 1132.99 feet to a point;
4) N 00° 26' 42" E, 565.06 feet to a point;
5) N 28° 08' 23" W, 14.10 feet to a point;
6) N 23 17' 01" W, 52.96 feet to a point;

THENCE, leaving the est line of, and continuing across the said
352.247 acre tract, the following four (4) courses and distances:
1) N 89° 33' 19" W, 72.34 feet to the point of curvature of a curve to
the left;
2) along the said curve to the left, having a radius of 745.00 feet, a
central angle of 22° 36' 00 ", a chord of 291.96 feet (chord bears S
79° 08' 41" W), for an arc distance of 293.86 feet to the point of
tangency;
3) S 67 50' 41" W, 210.00 feet to a point;
4) N 17° 23' 58" W, 1350.59 feet to a point in the north line of the
said 352.247 acre tract, being in the center of the Brushy Creek
Channel, same being the south line of that 102 acre tract conveyed
to Topletz Development Company by deed of record in Volume 1051,
Page 534 of the said Deed Records;
THENCE, along the center of said Brushy Creek, along the north line
of the said 352.247 acre tract, same being the south line of the said 102 acre
tract, and the south line of that 106.65 acre tract conveyed to Bertil

Records, the following four (4) courses and distances:
