AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT: 6.243 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
3rd day of November , 19_31_, held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 3rd day of Nnvemhpr , 19,91_,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of C -1 (General Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned C -1 (General Commercial)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 6.243 acre tract of land in the Socrates
Darling Survey No. 102, Abstract No. 232, and the William Bretton
Survey No. 103, Abstract No. 100, situated in Travis County, Texas,
being all of that certain 1.756 acre tract of land, called 1.748
acres, as described in a Deed of Trust recorded in Volume 7772, Page
231 of the Deed Records of Travis County, Texas, and a 4.487 acre
portion of Interstate Highway No. 35, and being more particularly
described by metes and bounds as follows:
BEGINNING at a point on the City Limits Line of the City of Round
Rock, Texas, being on the east right -of -way line of Interstate
Highway No. 35, said point being at right angle to and 150.00 feet
east of centerline station 10+50.6 and being on the west line of that
certain 2.07 acre tract of land described in a deed recorded in
Volume 8493, Page 360 of said Deed Records, for the northeast corner
and POINT OF BEGINNING of the hereinafter described tract;
THENCE along said City Limits Line of the City of Round Rock, Texas,
being the east right -of -way line of Interstate Highway No. 35,
S15 °21'00 "E, 580.00 feet to a point on the City Limits Line of the
City of Austin, Texas, being the northwest corner of that certain
69.072 acre tract of land described in a deed recorded in Volume
;8499, Page 584 of said Deed Records, for the southeast corner hereof;
THENCE along said City Limits Line of the City of Austin, Texas,
crossing said Interstate Highway No. 35, S74 °39'00 "W, at a distance
of 150.00 feet pass centerline station 16 +30.6 and continue, in all a
total distance of 350.63 feet to a point on the west right -of -way
line of Interstate Highway No. 35, being on the City Limits Line of
Round Rock, Texas, for the most southerly corner hereof;
THENCE along said City Limits Line of the City of Round Rock, Texas,
being the west right -of -way line of 'Interstate Highway No. 35,
N12 °22'00 "W, 26.06 feet to the most southerly corner of said 1.756
acre tract, for an angle point hereof;
THENCE departing said west right -of -way line, continuing along said
City Limits Line of the City of Round Rock, Texas, along the south
line of said 1.756 acre tract, N55 °36'50 "W, 668.98 feet to the most
westerly corner of said 1.756 acre tract, for the most westerly
corner hereof;
THENCE continuing along said City Limits Line of the City of Round
Rock, Texas, along the north line of said 1.756 acre tract, the
following three (3) courses:
1.) S82 °50'20 "E, 352.07 feet to an angle point hereof;
2.) N26 °08'00 "E, 37.98 feet to an angle point hereof;
3.) S63 °52'00 "E, 131.47 feet to a point on the west line of
Interstate Highway No. 35, for an interior corner hereof;
THENCE continuing along said City Limits Line of the City of Round
Rock, Texas, along said west right -of -way line, the following two (2)
courses:
1.) N12 °22'00 "W, 87.50 feet to an angle point hereof;
2.) N17 °00'00 "W, 149.60 feet to the most northerly northwest corner
hereof;
THENCE continuing along said City Limits Line of the City of Round
Rock, Texas, crossing said Interstate Highway No. 35, N74 ° 39'00 "E,
332.50 feet to the POINT OF BEGINNING of the herein described tract,
containing 6.243 acres of land.

by zoning the Manhattan's /IH35 Tract to C -1 (General
Commercial) .

STAFF RECOMMENDATION: Approval.
C -1 (General Commercial) zoning is recommended for Manhattan's
Restaurant and the IH -35 right of way. This zoning accomodates
the present development, and is an extension of zoning and
land uses on all sides of this parcel.
