AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE
OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF
THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO - WIT: 27:595 ACRES AS DESCRIBED IN
EXHIBIT "A ".
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed
designation of permanent zoning to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the
3rd day of November , 19_$1 held a public hearing
to consider the designation of permanent zoning for the
above - described property, and has approved and recommended to the
City Council on the 3rd day of November ,
that the Official Zoning Map be amended so that the
above - described property be given a permanent zoning designation,
of C - 1 (General Commercial) ; and
WHEREAS, each and every requirement set forth in the
statutes of the State of Texas and in the Code of Ordinances of
the City of Round Rock, concerning notices, hearings, and other
procedural matters have been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, THAT:
An addition be made to the Official Zoning Map of the City
of Round Rock, Texas, so that the property described in Exhibit
"A ", attached hereto and made a part hereof, shall be and the
same is permanently zoned C -i (General Cnmmerria1)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES describing a 27.595 acre tract of land in the Andrew
Spreecher Survey No. 101, Abstract No. 719 (Travis County), Abstract
No. 901 (Williamson County), situated in Travis and Williamson
Counties, Texas, and the Jacob M. Harrell Survey, Abstract No. 284,
situated in Williamson County, Texas, being a portion of that certain
17.715 acre tract of land described in a deed to Charles M.
Christensen, Trustee, recorded in Volume 8647, Page 341 of the Deed
Records of Travis County, Texas; a portion of the 20.09 acre
remainder of that certain tract of land described in a deed to
Rudolph A. Sellstrom, recorded in Volume 823, Page 386 of the Deed
Records of Williamson County, Texas; all of that certain tract of
land known as Bratton Cemetary, and a 10.164 acre portion of F.M.
Highway No. 1325, and being more particularly described by metes and
bounds as follows:
BEGINNING at a point on the City Limits Line of the City of Round
Rock, Texas, being on the north right -of -way line of F.M. Highway No.
1325, said point being at right angle to and 60.00 feet north of
centerline station 665 +32.1 and being on the south line of the
remainder of that certain 40.00 acre tract of land described in a
deed to Lartnec Investment Co., recorded in Volume 824, Page 572 of
the Deed Records of Williamson County, Texas, for the northeast
corner and POINT OF BEGINNING of the hereinafter described tract;
THENCE along said City Limits Line of the City of Round Rock, Texas,
,crossing said F.M. Highway No. 1325, SO4 °06'00 "E, at a distance of
60.00 feet pass centerline station 665+32.1 and continue, in all a
total distance of 120.00 feet to a point on the south right -of -way
line of said F.M. Highway No. 1325, being on the north line of that
certain 26.40 acre tract of land described in a deed to A.I.E.
Holding Co., recorded in Volume 8387, 310 of the Deed Records of
Travis County, Texas, for the southeast.corner hereof;
THENCE continuing along said City Limits of the City of Round
Rock, Texas, being the south right -of -way line of F.M. Highway No.
_1325, the following two courses:
1.) S85 °54'00 "W, 2177.33 feet to the PC of a curve to the left
having a radius of 894.93 feet and a central angle of 21 °16'50 ";
2.) along the arc of said curve 332.39 feet, the sub -chord of which
bears S75 °15'35 "W, 330.48 feet to the most northerly corner of said
Bratton Cemetary, for the PT of said curve;
THENCE departing said south right -of -way line, continuing along said
City Limits Line of the City of Round Rock, Texas, along the north
and east line of said Bratton Cemetary, the following two (2)
courses:
1.) S46 °28'15 "E, 138.08 feet to the northeast corner of said Bratton
Cemetary, for an angle point hereof;
2.) S43 °20'00 "W, 111.29 feet to a point on the west line of said
17.715 acre tract, for an angle point hereof;
THENCE continuing along said City Limits Line of the City of Round
Rock, Texas, crossing said 17.715 acre tract and said 20.09 acre
tract, S16 °56'00 "E, 1334.87 feet to a point on the north line
Northridge Acres No. 2, as shown on a Plat of Record in Plat Book 14,
Page 84, of the Plat Records of Travis County, Texas, for the most
southerly corner hereof;

in Cabinet A, Slide 334 of the Plat Records of Williamson County,
Texas, and the westerly projection of said north line, N60 °46'00 "W,
1514.20 feet to a point on the northwest right -of -way line of F.M.
Highway No. 1325, being on the southeast line of the remainder of
that certain 268.12 acre tract of land described in a deed to Tom
Kouri, recorded in Volume 614, Page 244 of the Deed Records of
Williamson County, Texas, also being an angle point the City
Limits Line of the City of Austin, Texas, for the most westerly
corner hereof;
THENCE along the northwest and north right -of -way line of F.M. 1325,
the following three (3) courses:
1.) N42 ° 39'00 "E, 805.76 feet to the PC of a curve to the right
having a radius of 1014.93 feet and a central angle of 43 °15'00 ";
2.) along the arc of said curve 766.12 feet, the long chord of which
bears N64 °16'30 "E, 748.06 feet to the PT of said curve;
3.) N85 °54'00 "E, at a distance of 733.11 feet pass the southwest
corner of said 40.00 acre tract, being an angle point on the City
Limits Line of the City of Round Rock, Texas, and continue along said
City Limits Line, in all a total distance of 2177.33 feet to the
