TO C -1 COMMERCIAL
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas to amend the Official
Zoning Map to change the zoning classification of the proper-
ty described in Exhibit "A" from I -1 INDUSTRIAL
to C -1 COMMERCIAL
WHEREAS, the City Council has submitted the requested
change in the Official Zoning Map to the Planning and Zoning
Commission for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a
public hearing concerning the requested change on the 6th
day of JULY , 19 89 , following lawful publication of
the notice of said public hearing, and
WHEREAS, after considering the public testimony received
at such hearing, the Planning and Zoning Commission has
recommended that the Official Zoning Map be amended so that
the zoning classification of the above described property be
changed from
I -1 INDUSTRIAL
to C -1 COMMERCIAL

WHEREAS, on the 10th day of August , 1989; after
proper notification, the City Council held a public hearing
on the requested change, and
WHEREAS, the City Council has determined that sub-
stantial changes in conditions have occurred which justify
the zoning classification change provided for herein, and
WHEREAS, the City. Council determines that the zoning
classification change provided for herein promotes the

health, safety, morals and protects and preserves the general
welfare of the community, and
WHEREAS, each and every requirement set forth in Art_
1011a -f V.A.T.S. and Chapter 11, Section 3, Code of Ordi-
nances, City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully
complied with, NOW THEREFORE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK.
TEXAS
That the Official Zoning Map adopted in Chapter 11,
Section 3.E.(2), Code of Ordinances, City of Round Rock,
Texas is hereby amended so that the zoning classification of
the property described in Exhibit "A" attached hereto and
incorporated herein is hereby changed from I -1 INDUSTRIAL
and shall be,_and hereafter
designated as

By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement

A part of the David Curry Survey, Abstract 130 'in Williamson County, Texas, and
being also a part of that tract of land conveyed by Bankers Life Company to E. I.
Cervenka, in a Deed dated April 9; 1940, recorded in Vol. 303, Page 121, Deed
Records, Williamson County, Texas, and being described by metes and bounds as
`follows, to -wits•
BEGDlNING at an iron stake located in the East line of what is known as new State
Highway No. •2, being the old State Highway from Round Rock to Georgetown, said .
stake being at the intersection of the East line of said new State Highway No. 2,
being the old State Highway from Round Rock to Georgetown, and one of the northern
boundary lines of said tract of land conveyed by said Bankers Life Company to
Said E. I. Cervenka, lying East of said new State Highway No. 2, being the old
State Highway from Round Rock to Georgetown, FOR THE NORTHWEST COMER H REOF;
THENCE North 71 deg. 55' East along the North line of said E. I. Cervenka tract,
