Real Estate to be Appraised: Purpose of the Appraisal: 1. East Plant: A 94.53 acre tract of land improved with an administration building located at 3939 E Palm Valley Blvd, Round Rock, Texas. 2. West Plant: An 8.12 acre tract of land located at the eastern terminus of East Austin Avenue, Round Rock, Texas. The appraisals will be developed and the reports will be prepared in conformity with and subject to the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP) of the Appraisal Foundation and the Code of Professional Ethics and the Standards of Professional Practice of the Appraisal Institute. The results of our analysis will be set forth in two Appraisal Reports as defined by Standards Rule 2-2(a) of USPAP. I . East Plant: $8,500 2. West Plant: $5,500 Total $14,000 The fees are payable incrementally upon delivery of each report. All time spent subsequent to the initial appraisals, including, without limitation, updates, meetings, depositions, mediation, arbitration, trial and preparation for testimony, will be billed at the following hourly rates. The appraisal will determine the fair market value of the real property at the East Regional and West Regional Wastewater Treatment Plants (WWTP), and the market value of the Administration Building at the East Regional WWTP. Leander will have paid their share of the treatment facilities by way of their contribution to the East Regional WWTP Expansion Project, and will have to pay their proportionate share of the real estate and Administration Building to complete their buy -in percentage. Leander will own 4.23% of the treatment plant and land at the completion of this Master Agreement update.
