ROUND ROCK, TEXAS, AND MAKING THIS AMENDMENT A PART
OF THE SAID OFFICIAL ZONING MAP, TO WIT: TO REZONE
10.796 ACRES OF LAND OUT OF THE ASA THOMAS SURVEY,
ABSTRACT 609 (INCLUDING LOTS 4 & 5, BLOCK C,
INTERCHANGE BUSINESS PARK SECTION 2) IN ROUND ROCK,
TEXAS, 95 -5167 FROM DISTRICT C -1 (GENERAL COMMERCIAL)
TO DISTRICT I -1 (GENERAL INDUSTRIAL).
the City of Round Rock, Texas to amend the Official Zoning Map to
rezone the property described in Exhibit "A ", attached hereto and
incorporated herein, from District C -1 (General Commercial) to
District I -1 (General Industrial), and
WHEREAS, the City Council has submitted the requested change
in the Official Zoning Map to the Planning and Zoning Commission
for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a public
hearing concerning the requested change on the 7th day of June,
1995, following lawful publication of the notice of said public
hearing, and
WHEREAS, after considering the public testimony received at
such hearing, the Planning and Zoning Commission has recommended
that the Official Zoning Map be amended so that the zoning
classification of the property described in Exhibit "A" be changed
to District I -1 (General Industrial), and

WHEREAS, on the 22nd day of June, 1995, after proper
notification, the City Council held a public hearing on the
requested amendment, and
WHEREAS, the City Council has determined that substantial
changes in conditions have occurred which justify the zoning
classification change provided for herein, and
WHEREAS, the City Council determines that the zoning
provided for herein promotes the health, safety, morals and
protects and preserves the general welfare of the community, and
WHEREAS, each and every requirement set forth in Chapter
211, Sub - Chapter A., Texas Local Government Code, and Section
11.300, Code of Ordinances (1990 Edition), City of Round Rock,
Texas concerning public notices, hearings, and other procedural
matters has been fully complied with, Now Therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
That the Official Zoning Map adopted in Section 11.305(2),
Code of Ordinances (1990 Edition), City of Round Rock, Texas, is
hereby amended so that the zoning classification of the property
described in Exhibit "A" is hereby changed from District C -1
(General Commercial) to District I -1 (General Industrial).
H.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.
2.
B. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions
thereof.
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

All that certain tract or parcel of land situated in the Asa
Thomas Survey , A -609, and being also all of Lots 4 & 5,
Block C of Interchange Business Park Section Two as recorded
in Cabinet J, Slide 26 of the Plat Records of Williamson
County, Texas and also being a part of a 5.877 acre tract of
land conveyed to Round Rock Texas Investments, Inc. by deed
recorded in Volume 2391, Page 532 of the Official Records of
Williamson County, Texas and being more particularly
described by metes and bounds as follows:
BEGINNING at an iron pin found on the Southwest
line of Double Creek Drive, in the North corner of
the above mentioned Lot 4 for the North corner of
this tract.
THENCE S 31 °44'23" W with the Southwest line of
Doublecreek Drive 87.04 feet to an iron pin found
in the PC of a curve to the right said curve
having a radius of 1955.00 feet and a central
angle of 14 °44'30 ".
THENCE with the arc of the said curve at 149.22
feet pass an iron pin found in the East corner of
the said Lot 4 and the North corner Of Lot 5, at
386.25 feet pass the East corner of the said Lot 5
and the North corner of the above mentioned 5.877
acre tract and continue for a total of 503.01 feet
the long chord of which bears S 23 °45'20" E
501.62 feet to an iron pin found for the PT of the
said curve.
THENCE S 16 °17'14" E 102.36 feet to an iron pin
set for the East corner of this tract.
THENCE S 73 °28'00" W 695.45 feet to an iron pin
set on the Southwest line of the said 5.877 acre
tract for the South corner of this tract.
THENCE N 19 °19'49" W at 219.81 feet pass an iron
pin found in the west corner of the said 5.877
acre tract and the South corner of the said Lot 5
and continue for a total of 684.82 feet to an iron
pin found in the West corner of the said Lot 4 for
the West corner of this tract.
THENCE N 73 °28'04" E 642.52 feet to the POINT OF
BEGINNING containing 10.796 acres of land, more or
