Z-95-08-24-12D - 8/24/1995WHEREAS, an application has been made to the City Council of the City of Round Rock, Texas to amend the Official Zoning Map to rezone the property described in Exhibit "A ", attached hereto and incorporated herein, from District MF (Multi Family) to District SF -2 (Single Family - Standard Lot), and WHEREAS, the City Council has submitted the requested change in the Official Zoning Map to the Planning and Zoning Commission for its recommendation and report, and WHEREAS, the Planning and Zoning Commission held a public hearing concerning the requested change on the 16th day of August, 1995, following lawful publication of the notice of said public hearing, and WHEREAS, after considering the public testimony received at such hearing, the Planning and Zoning Commission has recommended that the Official Zoning Map be amended so that the zoning classification of the property described in Exhibit "A" be changed to District SF -2 (Single Family- Standard Lot), and KS /ORDINANCE OR50824D ORDINANCE NO. Z- 95- D3 -a AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF ROUND ROCK, TEXAS ADOPTED IN SECTION 11.305(2), CODE OF ORDINANCES (1990 EDITION), CITY OF ROUND ROCK, TEXAS, AND MAKING THIS AMENDMENT A PART OF THE SAID OFFICIAL ZONING MAP, TO WIT: TO REZONE 2.03 ACRES OF LAND OUT OF THE G. W. GLASSCOCK SURVEY, ABSTRACT 267 OUT OF LOT 1, BLOCK B, SETTLEMENT SECTION 5 IN ROUND ROCK, TEXAS, FROM DISTRICT MF (MULTI FAMILY) TO DISTRICT SF -2 (SINGLE FAMILY - STANDARD LOT). WHEREAS, on the 24th day of August, 1995, after proper notification, the City Council held a public hearing on the requested amendment, and WHEREAS, the City Council has determined that substantial changes in conditions have occurred which justify the zoning classification change provided for herein, and WHEREAS, the City Council determines that the zoning provided for herein promotes the health, safety, morals and protects and preserves the general welfare of the community, and WHEREAS, each and every requirement set forth in Chapter 211, Sub - Chapter A., Texas Local Government Code, and Section 11.300, Code of Ordinances (1990 Edition), City of Round Rock, Texas concerning public notices, hearings, and other procedural matters has been fully complied with, Now Therefore BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, THAT: I. That the Official Zoning Map adopted in Section 11.305(2), Code of Ordinances (1990 Edition), City of Round Rock, Texas, is hereby amended so that the zoning classification of the property described in Exhibit "A" is hereby changed from District MF (Multi Family) to District SF -2 (Single Family- Standard Lot). II. A. All ordinances, parts of ordinances, or resolutions in conflict herewith are expressly repealed. 2. PIBLD NOTES (2.03 ACRES) BEING A PORTION OF THAT CERTAIN TRACT OF LAND RECORDED AS LOT ONE (1) BLOCK "B" OP THE SETTLEMENT SECTION FIVE (5), SITUATED IN THE G.W.GLASSCOCK SURVEY, A -267, IN WILLIAMSON COUNTY, TEXAS A SUBDIVISION AS POUND OF RECORD IN CABINET "G" SLIDES 106 -108 OF THE PLAT RECORDS OF WILLIAMSON COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING at an iron rod set at the Southeast corner of said lot one, also being in the West R.O.W. of Sunrise Road (an 80 foot R.O.W.) and in the North line R.O.W. line of David Curry Drive a 40 foot R.O.W.) from which the Southwest Corner of the G.W. Glasscock Survey, A -267 bears 589'54'12 "E 71.56 feet and SO1'15'00 "W 2157.00 feet; THENCE along the South line of said lot one and the North line of David Curry Drive the following two (2) courses; 1) H 89'54'12" W a distance of 583.01 feet to an iron rod set; 2) N 66'21'56" W a distance of 36.39 feet to an iron rod found at the Southwest corner hereof and also being in the East line of Old Sunrise Road, a 40 foot R.O.W. to be vacated; THENCE along the West line of said Lot One and the Bast line of of Old Sunrise Road the following two (2) courses; 1) N 32'20'12" W a distance of 26.65 feet to an iron rod found; 2) N 19'19'56" W a distance of 94.86 feet to an iron rod set for the Northwest corner hereof; THENCE across said Lot One the following three (3) courses; 1) S 89'52'19" E a distance of 67.87 feet to an iron rod set; 2) N 88'01'12" E a distance of 235.27 feet to an iron rod set; 3) N 86'11'46" E 353.78 feet to an iron rod set in the East line of said Lot One and in the West line of Sunrise Road for the Northeast corner hereof; THENCE along the East line of said Lot One and the west line of Sunrise Road S 02'09'44" B a distance of 159.16 feet to the PLACE OF BEGINNING and containing 2.03 acres of land more or less. The bearing basis for this tract is the same as said The Settlement Section Five as found of record in cabinet "0" slides 106 -108 of the Plat Records of Williamson County, Texas. I, Randall S.
