Z-95-09-14-9R - 9/14/1995ORDINANCE NO. 7 - q5 c /L 9,Q AN ORDINANCE AMENDING CHAPTER 11, §11.311, CODE OF ORDINANCES (1995 EDITION), CITY OF ROUND ROCK TEXAS, TO ALLOW SINGLE FAMILY DWELLING UNITS IN A C -1 GENERAL COMMERCIAL ZONE WITHIN THE DOWNTOWN REINVESTMENT ZONE; PROVIDING FOR A SAVINGS CLAUSE AND REPEALING CONFLICTING ORDINANCES OR RESOLUTIONS. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, THAT: That Chapter 11, §11.311, Code of Ordinances (1995 Edition), City of Round Rock, Texas, is hereby amended to read as follows: 11.311 DISTRICT C -1 (GENERAL COMMERCIAL) (1) Intent K: \oaoINANC \oRsosi4R.umu /,ac To establish and preserve areas of medium intensity land use primarily devoted to general commercial and other non- industrial activities. (2) Permitted Principal Uses Offices, services, amusements, governmental, institutional, commercial, places of worship, and other non - industrial activities which are conducted wholly within an enclosed building or buildings with a minimum lot size of sixty -five hundred (6,500) square feet, on lots created after September 14, 1995. (3) Conditional Uses Subject to site plan approval by the Development Review Board, non - industrial activities which entail either unenclosed operations or storage, schools, caretaker's residences, and a combination of commercial and residential uses within a single building. (4) Permitted Principal Uses in the Downtown Reinvestment Zone Offices, services, amusements, governmental, institutional, commercial places of worship, and other non - industrial activities which are conducted wholly within an enclosed building or buildings with a minimum lot size of sixty -five hundred (6,500) square feet on lots created after September ATTEST: 14, 1995 and all permitted principal uses within District SF -2. 1995. ,11114, /ANNE LAND, City Secretary A. (First Reading) Staff Resource Person: Joe Vining Staff Recommendation: Approval On August 16, 1995 the Planning and Zoning Commission held a public hearing concerning this amendment to Chapter 11, Section 11.311 (2), Code of Ordinances (1990 Edition). The Commission recommended amending the Code of Ordinances to provide for additional permitted use in District C -1 within the Downtown Reinvestment Zone.
