AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF ROUND ROCK, TEXAS ADOPTED IN SECTION
11.305(2), CODE OF ORDINANCES (1995 EDITION), CITY OF
ROUND ROCK, TEXAS, AND MAKING THIS AMENDMENT A PART
OF THE SAID OFFICIAL ZONING MAP, TO WIT: TO ZONE 22.0600
ACRES OF LAND OUT OF THE SAMUEL JENKINS SURVEY,
ABSTRACT 347 AND THE T. F. ROWE SURVEY, ABSTRACT 810, IN
ROUND ROCK, WILLIAMSON COUNTY, TEXAS, AS C -1 (GENERAL
COMMERCIAL).
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas to amend the Official Zoning Map to
zone the property described in Exhibit "A ", attached hereto and
incorporated herein, as C -1 (General Commercial), and
WHEREAS, the City Council has submitted the requested change
in the Official Zoning Map to the Planning and Zoning Commission
for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a public
hearing concerning the requested change on the 3rd day of January,
1996, following lawful publication of the notice of said public
hearing, and
WHEREAS, after considering the public testimony received at
such hearing, the Planning and Zoning Commission has recommended
that the Official Zoning Map be amended so that the property
described in Exhibit "A" be zoned as C -1 (General Commercial), and
WHEREAS, on the llth day of January, 1996, after proper
notification, the City Council held a public hearing on the
requested amendment, and
WHEREAS, the City Council determines that the zoning
provided for herein promotes the health, safety, morals and
protects and preserves the general welfare of the community, and
WHEREAS, each and every requirement set forth in Chapter
211, Sub - Chapter A., Texas Local Government Code, and Section
11.300, Code of Ordinances (1995 Edition), City of Round Rock,
Texas concerning public notices, hearings, and other procedural
matters has been fully complied with, Now Therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:

I.
That the Official Zoning Map adopted in Section 11.305(2),
Code of Ordinances (1995 Edition), City of Round Rock, Texas, is
hereby amended so that the zoning classification of the property
described in Exhibit "A" is hereafter designated as C -1 (General
Commercial).
II.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.
B. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions

vote of all the Council members present, the requirement for

BEGINNING at an iron rod found in the northwest line of High Country
Boulevard, a 2.373 acre tract of load as described in a dedication of
Right of Way of record in Volume 1502, Page 841, Official Records of
Williamson County, Texas, being the southeast corner of that strip of
land to be known as Yellowstone Park Drive, from which the northwest
corner of the T.F. Rowe Survey, Abstract No. 810, bears Approximately
N 11 ° 16'W 865 feet;
THENCE leaving the PLACE OF BEGINNING with the common line of said
High Country Boulevard and the Austin Custom Homes Tract, the
following two (2) courses:
1. with a right breaking ^urve having a radius length of 604.26
feet, an arc length of 604.55 feet and a chord which bears B 13
51'15 "E 576.65 feet to an iron rod found; and
2. S 14 ° 48'45 "W 108.'2 feet an iron rod found for the southeast
corner of the Austin Custom Homes Tract, same being the southeast
ccfner of the herein descriibed trot of land;
THENCE leaving High Country Boulevard, with the line of the Austin
Custom Homes Tract, 5 88 ° 59'45 "W 425.75 feet to the north line of
Louie Henna Boulevard;
THENCE with the common line of Louis Henna Boulevard and the Austin
Custom Homes Tract, the following three (3) courses:
1. N 75 ° 04'15 "W 5558.37 feet to an iron. rod found at the beginning
of a left breaking curve

THENCE leaving the M.K.T. Railroad Right of Way with the line of the
