That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties
of Travis and Williamson, State of Texas ("Releasor"), with mailing address of 221 East Main Street, Round
Rock, Texas 78664, for and in consideration of the sum of Ten and No/ 100 Dollars (S 10,00) and other good
and valuable consideration paid by UNIVERSITY HEIGHTS PARTNERSHIP, LLC, a Texas limited
liability company, whose address is 3216 Honey Peach Way, Pflugerville, Texas 78660, the receipt and
sufficiency of which is hereby acknowledged, does hereby ABANDON, RELEASE and DISCHARGE
a portion of a Wastewater Easement recorded as Document No. 2020144131 of the Official Public
Records of Williamson County, Texas, encumbering the below -described property, to -wit:
Being 5,323 square feet of land out of the Henry Millard Survey, Abstract No. 452, in
Williamson County, Texas, and being a part of Lot 1, Block W, University Heights
Section 10, according to the plat thereof recorded in Document No. 2020144131 of the
Official Public Records, Williamson County, Texas; said 5,323 square feet being more
fully described by metes and bounds and shown by sketch in Exhibit "A," incorporated
herein by reference for all purposes.
This instrument is given specifically to release the portion of the described said casement to the
extent Releasor is Grantee of said easement, which portion of said easement is terminated by abandonment,
termination, vacation, and cessation of purpose, and which easement will be of no further effect, whether
legal or equitable.
IN WITNESS WHEREOF, the City of ound Rock, Texas has caused this instrument to be

Commencing at a 112" iron rod found on the east line of County Road 110, being also at the
most westerly southwest comer of said Lot 1;

This is partial release of an existing City wastewater easement due to the utility being relocated during
construction. A new easement that encompasses the utility in the new location has already been dedicated
to the City with the University Heights Phase 10 project. The City Utilities Director is agreeable to this
release.
