BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, THAT: ORDINANCE NO. I. Chapter 11, §11.317, Code of Ordinances, City of Round Rock, Texas, is hereby amended to read as follows: 11.317 HEIGHT AND PLACEMENT REOUIREMENTS (1) Except as otherwise specifically provided in this Chapter, no building shall be erected or maintained within the required setbacks listed in subsection (7), below, and no building shall be erected or maintained which exceeds the height limit listed in subsection (7), below. (4) A ten (10') foot setback shall be provided along all side lot lines which parallel a public street, except that a twenty-five (25') foot setback shall be provided along all side lot lines which abut any highway frontage roads. (5) A special side setback of fifty (50') feet shall be provided m Districts zoned MF, C -1, C- 2, I -1 and I -2 along all side lot lines which adjoin property zoned District SF -1, SF -2, or TF, and a special rear setback of fifty (50') feet shall be provided in Districts zoned MF, C -1, C -2,and I -1 along the rear lot lines which adjoin property zoned District SF -1, SF -2 or TF. Consider an ordinance amending Chapter 11 of the City of Round Rock Code of Ordinances (1995 Edition) Section 11.317, Height and Placement Requirements. (First Reading) Staff Resource Person: Joe Vining Staff Recommendation: Approval On July 16,1997 the Planning and Zoning Commission recommended in favor of amending Section 11.317 to allow changes as shown in presentation exhibits A & B. Summary: This proposal expands the existing narrative in Section 11.317 of the Zoning Ordinance by including a total of six written policies in place of the original three, and by adding certain new information to the table. The proposed written policies are contained in presentation Exhibit A and the proposed replacement HEIGHT AND PLACEMENT REQUIREMENTS table is contained in presentation Exhibit B. In regard to setbacks, the terms "normal" and "special" have been reversed in proposed policies (2) and (3) as shown in Exhibit A; this change more accurately reflects the actual use of these terms in relation to the front setback. Accordingly, these two columns have also now been reversed in the table contained in Exhibit B. In addition, the policy contained in item (4) of Exhibit A has been expanded to include a new 25 foot sidestreet setback applicable to highway frontage roads, and relatedly the table in Exhibit B has been expanded to include a new column for sidestreet setback. Also, the policy statement contained in item (5), Exhibit A, has been reworded for clarity. Notably, the policies included in items (1) and (6) of Exhibit A are unchanged. In regard to height, the only change appears in Exhibit B where the C -1 height is proposed to be footnoted to allow 90 feet of height for properties that abut Interstate Highway 35.
