AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF ROUND ROCK, TEXAS ADOPTED IN SECTION 11.401(2)(a),
CODE OF ORDINANCES (1995 EDITION), CITY OF ROUND ROCK,
TEXAS, AND MAKING THIS AMENDMENT A PART OF THE SAID
OFFICIAL ZONING MAP, TO WIT: TO REZONE 3.551 ACRES OF
LAND, MORE OR LESS, OUT OF THE N.B. ANDERSON SURVEY,
ABSTRACT NO. 29, IN ROUND ROCK, WILLIAMSON COUNTY,
TEXAS, FROM DISTRICT C -2 (LOCAL COMMERCIAL) TO DISTRICT
SF -2 (SINGLE FAMILY - STANDARD LOT).
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas to amend the Official Zoning Map to
rezone 3.551 acres of land, more or less, out of the N.B. Anderson
Survey, Abstract No. 29, in Round Rock, Williamson County, Texas,
being more fully described in Exhibit "A" attached hereto, from
District C -2 (Local Commercial) to District SF -2 (Single Family -
Standard Lot), and
WHEREAS, the City Council has submitted the requested change
in the Official Zoning Map to the Planning and Zoning Commission
for its recommendation and report, and
WHEREAS, the Planning and Zoning Commission held a public
hearing concerning the requested change on the 2nd day of July,
2003, following lawful publication of the notice of said public
hearing, and
WHEREAS, after considering the public testimony received at
such hearing, the Planning and Zoning Commission has recommended
that the Official Zoning Map be amended so that the property
described in Exhibit "A" be zoned as District SF -2 (Single Family -
Standard Lot), and
WHEREAS, on the 14th day of August, 2003, after proper
notification, the City Council held a public hearing on the
requested amendment, and
WHEREAS, the City Council determines that the zoning provided
for herein promotes the health, safety, morals and protects and
preserves the general welfare of the community, and
WHEREAS, each and every requirement set forth in Chapter 211,
Sub- Chapter A., Texas Local Government Code, and Section 11.300 and
Section 11.400, Code of Ordinances (1995 Edition), City of Round
Rock, Texas concerning public notices, hearings, and other
procedural matters has been fully complied with, Now Therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
That the Official Zoning Map adopted in Section 11.401(2)(a),
Code of Ordinances (1995 Edition), City of Round Rock, Texas, is
hereby amended so that the zoning classification of the property
described in Exhibit "A" is hereafter designated as District SF -2
(Single Family- Standard Lot).
H.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.
B. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions
thereof.

C. The City Council hereby finds and declares that written
notice of the date, hour, place and subject of the meeting at which
this Ordinance was adopted was posted and that such meeting was
open to the public as required by law at all times during which
this Ordinance and the subject matter hereof were discussed,
considered and formally acted upon, all as required by the Open
Meetings Act, Chapter 551, Texas Government Code, as amended.
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

All that certain tract or parcel of land situated in the N. B. Anderson Survey, A -29, Williamson
County, Texas and being a part of Vista Heights Section 4 -B as recorded in Cabinet H, Slide 399
of the Plat Records of Williamson County, Texas, and being more particularly described by metes
and bounds as follows:
BEGINNING at an iron pin found on the Northwest line of Eagles Nest Drive, in
the East corner of the above mentioned Section 4 -B, for the east corner of this
tract.
THENCE S 70 °48'04" W with the Northwest line of Eagles Nest Street 268.72
feet to the PC of a curve to the right said curve having a radius of 25.00 feet and
a central angle of 92 °15'29 ".
THENCE with the arc of the said curve 40.26 feet the long chord of which bears
N 63°04'12" W 36.05 feet to a point on the Northeast line of Sunrise Road and
the Northeast line of a 0.281 acre tract of land conveyed to Williamson County
by deed recorded in Volume 1455, Page 217 of the Deed Records of Williamson
County, Texas for the PT of the said curve.
THENCEN 16 °56'27" W 519.14 feet to the intersection of the Northeast line of
the above mentioned 0.281 acre tract and the Northwest line of the said Section
4 -B for the West corner of this tract.
THENCE N 70 °47'34" E 273.64 feet to the North comer of the said Section 4 -B
and the North comer of this tract.
THENCE S 19 °09'29" E 544.77 feet to the POINT OF BEGINNING containing
3.551 acres of land, more or less.
I, Claude F. Hinkle, Jr. , a Registered Professional Land Surveyor, do hereby certify that these
field notes were prepared from an on- the - ground survey made under my supervision during
March of 2002 and are correct to the best of my knowledge and belief. These field notes were
prepared for the rezoning of this tract.. Any use for any other purpose or transaction is expressly
prohibited.

This tract was originally zoned R -12 (Moderate Density Residential) in
1985 and then designated C -2 (Local Commercial) with the adoption
of the 1986 revision to the Zoning Ordinance (1193). The developer
has changed his original concept from commercial lots to single
family lots. The zoning request complies with the General Plan.
